Property taxes and the homestead exemption
If you make the home your permanent residence as of January 1, you can apply for the homestead exemption with the St. Lucie County Property Appraiser between January 1 and March 1. Homesteaded properties get the Save Our Homes cap: assessed value can rise by no more than 3% or the change in the Consumer Price Index each year, whichever is less. If you are moving from another Florida homestead, you may be able to transfer up to $500,000 of that benefit through portability. Taxes reset for a new owner, so don't budget from the seller's current bill; use the Property Appraiser's tax estimator.
HOAs and CDD assessments
Many newer master-planned communities have HOA dues, and some also carry Community Development District (CDD) assessments that are billed on the property tax bill. Ask for both amounts, the HOA rules and any pending special assessments before you make an offer.
Flood zones and flood insurance
Standard homeowners insurance does not cover flooding, and lenders require flood insurance in FEMA Special Flood Hazard Areas. Check any address on the FEMA Flood Map Service Center. Port St. Lucie is a Class 5 community in FEMA's Community Rating System, and the City reports flood-insurance discounts of 25% in Special Flood Hazard Areas and 10% elsewhere.
