Seller FAQs
What are doc stamps on a Florida home sale?
Florida charges a documentary stamp tax on the deed of $0.70 for every $100 of the sale price (Miami-Dade has its own rate). On a $400,000 sale that’s $2,800. By custom the seller pays it, though the contract can say otherwise.
Who pays for title insurance?
Florida sets owner’s title insurance rates by law, so the premium for a given price is the same at every title company. Who pays it is a local custom and part of your contract. Sellers usually pay in St. Lucie, Indian River and Brevard counties, while in Martin County the buyer usually does. Settlement fees, lien searches and endorsements vary, so ask your title company for a quote.
How are property taxes handled at closing?
Florida property taxes are paid in arrears. Bills go out in November and cover January 1 through December 31. If you close before the year’s bill is paid, you credit the buyer for the days you owned the home. If you’ve already paid it, the buyer reimburses you for the rest of the year.
Do I have to pay the buyer’s agent?
No. Commissions are negotiable and aren’t set by law. Since 2024, offering to pay a buyer’s agent is a choice a seller can make, often because it helps attract buyers. The percentages in the calculator are examples. Enter what fits your plan.
How close is this to what I’ll actually get?
It’s an estimate, not a settlement statement. Your real numbers come from the title company at closing. Your mortgage payoff also includes interest through the payoff date, so ask your lender for a payoff letter before you rely on it.
Can you prepare a net sheet for my home?
Yes. I’ll pull recent sales near you, suggest a price and walk you through a seller net sheet. Call or text (772) 800-CASH (2274) or email Homes@williammerchant.com.
