Investor FAQs

What’s a good cap rate for a rental here?

Cap rate is the property’s net operating income divided by its purchase price, before any mortgage. There’s no single “good” number. It depends on the property, the neighborhood, its condition and current interest rates. The most useful comparison is against similar rentals nearby and against what your loan costs you.

What is DSCR, and why do lenders care?

DSCR, the debt service coverage ratio, compares a property’s income to its loan payment. DSCR loans qualify you mainly on the property’s rent rather than your personal income. Many programs measure it as rent divided by principal, interest, taxes, insurance and HOA, and look for about 1.0 or higher, but each lender sets its own minimum. The calculator shows both the classic DSCR and the lender-style check.

Why are property taxes higher on a Florida rental?

Rentals don’t get Florida’s homestead exemption or its Save Our Homes cap. Non-homestead property has a separate 10% yearly cap on assessment increases (it doesn’t apply to school taxes), and after a sale the property is reassessed at full market value the following year. That’s why the seller’s current tax bill can run low. Use your county property appraiser’s tax estimator for a better number.

Long-term or short-term rental?

A short-term rental can earn more per night, but it costs more to run: furniture, cleaning, platform fees, utilities and more management. Many HOAs and condo associations set minimum lease lengths, and some cities have their own rules. In Florida, vacation rentals generally need a state license, and stays of six months or less are subject to state sales tax and county tourist development tax. Choose “Both” in the calculator to compare them side by side.

Where do the numbers come from?

From you. The calculator uses fixed formulas, shown under each result, and runs in your browser. Nothing is pulled from the MLS, a lender or the county, so results are only as good as the inputs. It isn’t an appraisal, a loan approval or tax advice.
