For Buyers

Buying a home on Hutchinson Island: what to know

Martin County, St. Lucie County or Fort Pierce?

Hutchinson Island is split between Martin County and St. Lucie County, and the area near the Fort Pierce Inlet is partly in the City of Fort Pierce. Mailing addresses such as Stuart, Jensen Beach and Fort Pierce don't always match the jurisdiction, which affects property taxes, permits, zoning and flood-insurance ratings. Confirm the county and city on the property appraiser's record for any home you consider.

Property taxes and the homestead exemption

To qualify, you must own the home and make it your permanent residence by January 1, then apply by March 1 with the Martin County Property Appraiser, or the St. Lucie County Property Appraiser for St. Lucie County addresses. The exemption deducts $25,000 from assessed value, plus a second exemption of about $25,000, now adjusted each year for inflation, on assessed value above $50,000. After you qualify, assessed value can rise no more than 3% or the change in the Consumer Price Index each year, whichever is lower. Taxes reset for a new owner, so don't budget from the seller's current bill.

Flood zones and flood insurance

Oceanfront and lagoon-front homes on the island may sit in higher-risk flood zones, including coastal V zones. Most homeowners policies do not cover flood damage, and homes with federally backed mortgages in high-risk A or V zones must carry flood insurance. Look up any address on Martin County's flood zone resources or FEMA's Flood Map Service Center. Martin County reports 25% and 10% flood-insurance discounts for unincorporated residents through its Class 5 Community Rating System status; St. Lucie County and Fort Pierce are rated separately.

Condos, HOAs and inspections

Florida requires milestone structural inspections for condo and co-op buildings three or more habitable stories tall, generally at 30 years and every 10 years after, and condo associations in those buildings must complete a structural integrity reserve study at least every 10 years. Before buying a condo, ask for those reports, the budget, reserves and any planned special assessments. Many island buildings meet that three-story threshold. Also ask about the association's windstorm and flood coverage, and review rules on rentals, pets and boats. Florida insurers commonly ask for a wind mitigation inspection and, on older homes, a four-point inspection, so get insurance quotes during your inspection period.

For Sellers

Selling a home on Hutchinson Island

With homes in ZIP 34949 selling for a median of about 95% of list price and taking about 115 days to go under contract (Zillow, mid-2026), island listings need sharp pricing and patient marketing. William prepares a pricing analysis from recent sales in the same building or section of the island, plans photography that shows off ocean and river views, and negotiates through condo document reviews, inspections, appraisal and closing.

FAQ

Hutchinson Island real estate questions

What is the typical home value on Hutchinson Island, FL?

Zillow's Home Value Index put the typical home value in ZIP 34949, which covers the Fort Pierce side of the island, at about $409,788 as of August 31, 2026, down 2.0% over the past year. Prices vary widely between condos, Nettles Island homes, single-family homes and oceanfront homes in Sailfish Point, so ask for a pricing analysis for a specific property.

Is Hutchinson Island in Martin County or St. Lucie County?

Both. The southern part of the island, from Sailfish Point north past Jensen Beach's public beach, is in Martin County. The rest is in St. Lucie County, including the Hutchinson Island South area, which had 4,988 residents in the 2020 Census, and parts of Fort Pierce. Check the property appraiser's record for any home you consider.

How do I file for the homestead exemption on Hutchinson Island?

You must own the home and make it your permanent residence as of January 1, then file by March 1 with the Martin County Property Appraiser or the St. Lucie County Property Appraiser, depending on the county. The Florida homestead exemption deducts $25,000 from assessed value, plus a second exemption of about $25,000, adjusted each year for inflation, on assessed value above $50,000 (the second one does not apply to school taxes). Once you qualify, the Save Our Homes cap limits annual increases in assessed value to 3% or the change in the Consumer Price Index, whichever is lower.

Do I need flood insurance on Hutchinson Island?

Homeowners policies usually do not cover flood damage, and homes with federally backed mortgages in high-risk flood zones (A or V zones) must carry flood insurance. Martin County reports 25% (high-risk zones) or 10% (lower-risk zones) flood-insurance discounts for unincorporated residents through its Class 5 Community Rating System status; St. Lucie County and Fort Pierce are rated separately, so ask your insurance agent which rating applies.

What should I know before buying a condo on Hutchinson Island?

Many island condo buildings are three or more stories tall, so Florida's milestone structural inspection and structural integrity reserve study rules apply. Ask for those reports, the budget, reserves, insurance and any special assessments, and review rules on rentals and pets before you commit.
