Harbour Isle sold 864 residences in seven hours on a Saturday in November 2003, which is still a Treasure Coast record as far as I know. The reason is the location. You are on the inlet, with the Atlantic two miles by water, the beach across A1A, and downtown Fort Pierce a bridge away. Twenty years later the buildings are mature, the fees are real, and it's still one of the best boating addresses in St. Lucie County for the money.

The marina, which is the point

Sixty-three slips on floating docks, 60-foot finger piers, max beam 21 feet, 30 and 50 amp power, boats up to 110 feet. The marina is run as a business, open to the public, and slips are rented on annual contracts rather than sold with units. Posted rates as of mid-2023 ran from about $833 to $1,080 a month for boats under 45 feet, and $18.50 to $24 per foot per month for 46 feet and up, plus electric. Those are stale, so get the current sheet, but they give you the scale.

From the docks it's under two miles by water to the Atlantic through the Fort Pierce Inlet, which is one of the easier inlets on this coast and gets you to the Gulf Stream fast. The marina page notes a 65-foot fixed bridge on the way in from the inlet. If you fish or run to the Bahamas, this is the reason to be here.

The condos

DiVosta built these the way DiVosta built everything: poured concrete, impact windows, and one floor plan repeated. Almost every unit is a 2/2 of roughly 1,990 square feet, which is a big condo by Florida standards. Each building is four stories with six units per floor. Some listings include a separate exterior garage unit, and those occasionally sell on their own for around $110,000.

Amenities are split between East and West, and each side has its own fitness center, pools, spa, tennis, bocce and clubhouse. There's an outdoor kitchen, a dog park, a car wash area, pickleball and shuffleboard. No golf, no restaurant on site, but the waterfront restaurants on Seaway Drive are a walk.

The fees, honestly

This is a condo on a barrier island with a marina, elevators, pools and 20-year-old buildings, and the fees reflect that. Harbour Isle West publishes its quarterly maintenance fee, and there's an extra quarterly charge if you have a storage unit. The fee covers insurance, reserves, roof, water, sewer, trash, cable, internet, pest control, security and the pools. East side fees weren't published where I could find them.

Two things every condo buyer in Florida should ask for now: the milestone inspection report and the reserve study. I couldn't find either published for Harbour Isle. That doesn't mean there's a problem, it means you ask before you offer. Also confirm the rules, because sources disagree. One listing site says no pets at all, another says owners may have any size dog but renters may not, a third calls it pet-friendly. At least one listing mentions a 90-day minimum rental. Get the current documents from the association, not from a listing.

Who buys here

Boaters who want to keep the boat in the water at the inlet. Seasonal owners who rent it out the rest of the year (rents run roughly $2,500 to $5,000 a month depending on season). And people who want a big two-bedroom near the beach in Fort Pierce for well under what the same square footage costs on Hutchinson Island in Jensen Beach or Stuart.
