A little history, because it explains the place

Meadowood was planned in the mid-1970s, changed hands twice before a shovel went in, and was actually built starting in 1980 by a German investment group. The clubhouse opened in December 1983 and the course in 1984. It went by Panther Woods for a stretch before taking the Meadowood name. That long, slow start is why the lots are bigger and the layout feels less packed than the communities built in one push during the 2000s boom.

Sam Snead's winter home

Here's the part I should have led with. Sam Snead, Slammin' Sammy, seven majors and 82 PGA Tour wins, a record he still shares with Tiger Woods, made Meadowood his winter home starting in 1988 and was the club's Resident Golf Pro Emeritus until he died in 2002. Fourteen winters. Members from that era talk about him being out on the range or the course most days, giving tips and telling stories, and in the spring of 2002 the club threw him an early 90th birthday party before he left for Augusta to hit the ceremonial opening tee shot at the Masters one last time. He passed a few weeks later. There's a Sam Snead Memorial Garden on the grounds today, and if you play golf at all it's worth a quiet minute. His swing is still the one teaching pros put on the screen.

He wasn't the only name here. The club hosted the World Mixed Championship in December 1983, its first winter open, and Snead won it with JoAnne Carner. Bernhard Langer and Bjorn Borg both represented the club in their day, and by the club's own count four Masters winners have lived or played here. For a semi-private course west of I-95 with some of the lowest prices on the coast, that's a lot of history on the walls.

The golf and the club

The course plays about 6,650 to 6,870 yards from the back tees depending on which scorecard you trust, par 72, designed by Charles Ankrom with Ed Seay credited on a later revision. It's semi-private. Residents don't have to join anything to live here, and the public can book tee times online.

The club offers a stack of membership options, which is good news for part-timers. Equity golf and sports memberships come with voting rights. There are limited and unlimited golf tiers, tennis and social memberships, a range membership, and a seasonal golf membership that runs one to four months between November and April. That last one is built for snowbirds who want to play all winter and walk away in the spring. Fees aren't published on the club site, so ask for the membership packet. One directory calls the club invite-only while the club itself says memberships are open for 2026 and 2027, so I'd go straight to the pro shop for a straight answer.

Amenities: clubhouse with a bar and grill and a dining room, a resort-style pool and spa, fitness center, five Har-Tru tennis courts with three lit, three Har-Tru pickleball courts, bocce and horseshoes, a library and walking trails.

Homes, fees and prices

Four sub-associations sit under the master: Lot Owners, Lake Shore Village, Quail Run Village and Whippoorwill Run. Home types run from condos to attached villas to single-family on the larger lots, mostly 1,400 to 3,100 square feet with a few up near 3,800.

Because of those sub-associations, HOA fees range widely. There is an HOA fee, and it varies a lot by section. The low end is the lot owners; the higher figures are villa and condo sections where water, cable and internet are bundled in. One source lists a condo rate of about 27 cents per square foot a month with water, cable and internet included. Some brokerage pages show condo fees that look like errors, so verify with the association rather than a listing site.

Prices are the headline. Recent snapshots show condos from about $140,000 to $165,000, houses up to around $750,000, and one outlier listed at $1.2 million. Buyers who want a golf community with room between the houses and a quieter setting, and seasonal golfers who'd rather rent a membership for the winter than buy one. It's not the place for someone who needs the beach in ten minutes; Fort Pierce's beaches on Hutchinson Island are a real drive from here. Pets are limited to about 20 pounds in at least one section, with breed restrictions noted elsewhere, so check the documents for the specific association. Rental rules, flood zone and insurance weren't published anywhere I looked, which is normal for an older community; ask, don't assume.
