How club memberships work

  • Bundled golf: membership comes with the home, usually with no separate initiation fee. Dues are mandatory whether or not you play.
  • Equity membership: members own a share of the club and vote on its decisions, and they're responsible for assessments. Part of the initiation fee may be refunded when you resign, but dues often continue until your membership is resold.
  • Non-equity membership: you pay to use the club but don't own a share, vote or get a refund.
  • Optional membership: in some communities you can buy a home without joining the club, then join later if space is available.

What to check before you buy

  • Whether membership is required, and the full yearly cost: initiation or capital contribution, dues, food minimums and HOA fees.
  • The club's finances: debt, reserves, planned capital projects and any recent or expected assessments.
  • How membership transfers when you sell, and whether there's a waiting list.
  • Rules on guests, tee times and rentals.
  • Insurance and flood zone for the specific address, especially for waterfront and marina homes.
