Living at PGA Village and Verano in Port St. Lucie: A 2026 Guide
Quick answer: PGA Village is a golf community in Port St. Lucie built around PGA Golf Club, where 54 holes are open to the public, you don't have to join a club to play. Next door, PGA Village Verano is a newer gated community by Kolter Homes with resort-style amenities and new homes starting in the high $300s. Together they're one of the most affordable ways to live in a true golf community on the Treasure Coast.
Most golf communities on the Treasure Coast are private clubs where the golf comes with an initiation fee. PGA Village works differently: the golf here is PGA Golf Club, owned by the PGA of America, and most of it is open to the public. That changes the math for buyers who want to live around golf without paying a big fee up front.

The golf
PGA Golf Club opened in 1996 as the PGA of America's own flagship facility. There are three 18-hole courses, the Wanamaker and the Ryder, both by Tom Fazio, and the Dye Course by Pete Dye, plus a 6-hole family short course and a 35-acre practice and learning center. In Golf Digest's 2026 list of Florida's best public courses, the Dye Course ranked #19 and the Wanamaker #32.
The simple version: this is some of the best public golf in Florida, and it's in your neighborhood. If you'd rather join a club, memberships are offered, but nobody has to.
PGA Village: the original community
PGA Village is a gated community of about 2,515 homes spread across more than 30 neighborhoods, such as Sabal Creek, Spyglass and The Reserve. You'll find townhomes, single-family homes and larger estate homes, so the price range is wide, recent listings have run from roughly the mid $400s up to several million for the biggest estates. Each neighborhood has its own HOA, so fees vary by where you buy.
PGA Village Verano: the newer neighbor
Verano is the newer, roughly 3,000-acre gated community being built next door by Kolter Homes. The centerpiece is Club Talavera, a 27,000-square-foot social clubhouse with a 13,000-square-foot fitness center, an indoor lap pool and a resort pool. Verano also has 27 pickleball courts, billed as the largest private pickleball center in South Florida, plus tennis, bocce, a dog park and a full-time lifestyle director.
Homes are villas and single-family designs with 2 to 5 bedrooms. New construction has recently started around the high $300s, with resales running from the mid $300s for villas to over $1 million for estate homes. Verano also includes Cresswind, a 55+ neighborhood inside the larger all-ages community, more on that in the 55+ communities guide.
What it costs each month
In Verano, there is an HOA fee, and it covers more than most: lawn care, cable and internet, the manned gate and alarm monitoring, and the amenities. On top of that there's a CDD assessment on the property tax bill. A CDD is a special district that paid for the community's roads and infrastructure, and homeowners pay it back over time. It's normal in newer Florida communities, but always ask what the yearly amount is on the exact home you're considering. Fees change, so confirm current numbers before you buy.
Who it fits
PGA Village and Verano fit buyers who want golf, gates and resort amenities without private-club fees, and anyone who wants new construction in a golf setting, which is rare on the Treasure Coast. If you're set on a private, member-owned club, look at communities like Harbour Ridge, Sailfish Point or Loblolly instead.
Frequently asked questions
Do I have to join a club to play golf at PGA Village?
No. PGA Golf Club has 54 holes open to the public, so residents and visitors can simply book tee times. Memberships are available for people who want extra benefits.
Is PGA Village a 55+ community?
No, both PGA Village and Verano are all-ages communities. Verano does include Cresswind, a 55+ section, so age-restricted living is available inside the same gates.
What's the difference between PGA Village and PGA Village Verano?
PGA Village is the original community, built out over the past few decades with many separate neighborhoods. Verano is the newer community next door by Kolter Homes, where new construction is still being built and the amenities are newer and more resort-style.
What is a CDD fee?
A CDD (Community Development District) fee repays the bonds that funded a community's roads, utilities and amenities. It shows up on the property tax bill each year in addition to HOA dues. The amount varies by home, so ask for the exact figure before making an offer.
