The Treasure Coast has become one of Florida's busiest areas for active adult living, and most of the new construction is in Port St. Lucie. Here's an overview of well-known communities and what to check before you buy. Home counts are approximate and come from 55places.com; always confirm current details with the community.

Port St. Lucie

  • Valencia at Riverland (GL Homes): age-restricted neighborhoods including Valencia Walk, Valencia Grove, Valencia Cay and Valencia Vista, inside the 4,000-acre Riverland master plan, with large clubhouse, fitness and sports facilities.
  • Del Webb Tradition: about 550 homes from Del Webb in the Tradition master plan.
  • Telaro at Tradition (about 440 homes, gated) and Vitalia at Tradition (about 1,200 homes): more 55+ options within Tradition.
  • Cascades at St. Lucie West: about 1,158 homes in a gated community on the city's west side.
  • Cresswind at PGA Village Verano: a 55+ neighborhood of about 249 homes within the golf-oriented PGA Village Verano.
  • Spanish Lakes: a group of five 55+ neighborhoods with more than 5,400 homes across St. Lucie, Indian River and Martin counties, with par-3 golf, lakes and several clubhouses.

Jensen Beach, Vero Beach and nearby

  • Pinelake Village (Jensen Beach): a 55+ community close to the Indian River Lagoon and Jensen Beach's downtown. See the Jensen Beach guide.
  • Grand Harbor (Vero Beach): an age-targeted, not age-restricted, waterfront golf community of about 1,174 homes. See the Vero Beach guide.

Age-restricted vs. age-targeted

Under the federal Housing for Older Persons Act, a 55+ community must have at least one resident 55 or older in at least 80% of occupied homes, publish policies showing it operates as 55+ housing, and verify residents' ages. Age-targeted communities are marketed to older buyers but don't have to follow those rules. Each community sets its own policies on younger residents and guest stays, so read them before you buy.

What to check before you buy

  • Total monthly cost: HOA dues, what they cover (lawn care, cable, internet, security), and any Community Development District (CDD) assessment on the tax bill.
  • Land owned or leased: in some manufactured-home communities you may lease the land, which changes financing and monthly costs.
  • Rules: rentals, pets, guests, vehicles and exterior changes.
  • Resale: how many homes sell each year, and how new-construction pricing nearby compares.
  • Insurance and flood zone for the specific address, plus a wind mitigation inspection.

Most are in Port St. Lucie, especially in Riverland, Tradition, St. Lucie West and PGA Village Verano, with more options in Jensen Beach, Fort Pierce and Vero Beach.

Yes. If you own the home and make it your permanent residence by January 1, you can apply for Florida's homestead exemption by March 1 with the county property appraiser, just like any other homeowner.
