1. Taxes: what really changes
Florida has no state personal income tax. New York taxes residents' income, and New York City adds its own income tax. If you're changing your domicile, keep good records of the move (lease or sale of your New York home, voter and vehicle registration, where you spend your time), because New York can review whether you truly left. Talk with a tax professional before and after you move.
2. The homestead exemption
If you own your Port St. Lucie home and make it your permanent residence by January 1, you can apply for Florida's homestead exemption with the St. Lucie County Property Appraiser by March 1. It cuts your taxable value and, through the Save Our Homes cap, limits yearly increases in assessed value to 3% or the change in the Consumer Price Index, whichever is lower. Your taxes reset when you buy, so don't budget from the seller's bill.
3. Insurance and hurricanes
