Strict design criteria and 15-foot side setbacks kept things consistent, and the quarter-acre lots mean you actually have a yard, which is getting rare in gated communities on the coast.
Amenities are simple: two fishing lakes, roughly 100 acres of preserve with walking and bike paths, and pavilions. One broker mentions a clubhouse; nobody else does, so I wouldn't count on it. There's no pool, no tennis, no fitness center. If you want those, you're driving to them. That's the trade for the fee.
