Two clubs, and which one you're buying next to
Medalist Golf Club is the 1995 Pete Dye and Greg Norman course at the end of Cottage Lane. It's private, invitation only, with a waitlist, and reports put initiation somewhere between about $110,000 and north of $250,000 with dues around $18,000 a year. None of that comes with a house in the Village. Brokers say plainly that Golf Club membership is neither mandatory nor guaranteed to homeowners.
Medalist Village Club is the one attached to the neighborhood, at 7700 SE Medalist Place. Greg Norman conceived the whole property, and the Village Club runs his par-3 short course, which plays 70 to 200 yards a hole with no tee times. There's a pool of some kind listed by one broker but not shown on the club's own site, so ask. What is documented: two Har-Tru tennis courts, a fitness center, steam room and hot tub, spa services, yoga, and The Pub, a seasonal members-only restaurant. GolfPass lists the short course as 12 holes and private.
Whether Village homeowners must join the Village Club is disputed, and I'd rather tell you that than pick a source. One agent says membership is required at roughly $35,000 initiation and $5,000 a year. Another lists a $50,000 initial fee with $35,000 refundable on resale and says the higher HOA tier includes golf. Two others say membership is not mandatory. The club's own website sells non-resident memberships at $3,000 a year for social and $5,200 for golf, by invitation and referral, and doesn't publish a resident sheet. You'll know your neighbors.
