Why people leave a great state for this one

Nobody bashes North Carolina on the way out. The move is almost always about salt water and winter: Charlotte and the Triangle are hours from a beach, and January still means freezes and the occasional ice storm. Port St. Lucie puts the Atlantic 20 minutes away and effectively deletes winter. The 4.25%-to-zero income-tax change is a bonus rather than the headline, but on a good income it still covers the insurance bill.

An even housing trade

Prices line up almost exactly, Raleigh buyers may even save. What changes is the product: newer Florida construction with impact windows, tile roofs and pools, in flat neighborhoods built around water. Once homesteaded, the $50,000 exemption and 3% assessment cap keep property taxes steady.

The honest parts

Hurricane insurance costs more than what you pay in the Piedmont (coastal NC folks already know this game). Summer is longer and steamier than Charlotte's. And there are no mountains. The trade is Blue Ridge weekends for year-round ocean.
