Windsor in Vero Beach: A 2026 Guide to the Village by the Sea

Quick answer: Windsor is Vero Beach's design landmark: a New Urbanist "village by the sea" of about 350 homes on roughly 472 ocean-to-river acres, founded in 1989 by the Weston family and master-planned by Andrés Duany and Elizabeth Plater-Zyberk. It has an equity club capped at 350 members, a Robert Trent Jones Jr. links course renovated in 2019, an oceanfront Beach Club, and the area's only polo and equestrian center. Homes generally run from about $3 million to $10 million-plus.

Most golf communities are built around the course. Windsor was built around an idea: a walkable village with strict Anglo-Caribbean architecture, garden walls and narrow lanes, and the golf, beach and polo woven around it. Architects study this place. Here's what buyers should know in 2026.

The village idea

Windsor was founded in 1989 by W. Galen and Hilary Weston of Toronto, who hired Andrés Duany and Elizabeth Plater-Zyberk to plan a true village rather than a subdivision: homes close to the street behind garden walls, courtyards instead of big lawns, and everything reachable on foot or by bike. Individual houses have been designed by names like Léon Krier and Jaquelin Robertson. The result is a community that looks like nowhere else in Florida, and holds its look, because the design code is enforced.

The golf

The course is a links-style Robert Trent Jones Jr. design, par 72 at about 7,100 yards, running through dunes and native grasses rather than between house lots. Jones returned to lead a complete renovation unveiled in 2019, and the property carries an Audubon designation.

Polo, beach and the rest

Windsor is the only community in the area with a real equestrian side: a center with 26 stables, 14 paddocks and a full-size polo field that hosts exhibition matches. The oceanfront Beach Club has a restaurant, veranda and 25-meter pool; tennis runs through a Stan Smith-designed center; and the new North Village phase adds a 14,000-square-foot fitness and wellness center. The Village Centre houses dining and shops at the heart of it all.

Membership and homes

The equity club is capped at 350 memberships (a fact sheet breaks that into 275 golf, 20 founder and 55 non-golf). Published brokerage figures put golf equity at $200,000 with dues around $24,450, and a non-golf equity tier at $120,000. Confirm current rates with the club. On the real estate side, recent developer listings have ranged from about $4.3 million to $9.25 million, with North Village homesites from about $1.1 million and oceanfront sites well into eight figures. Frequently asked questions

What makes Windsor different from other Vero Beach communities?

The town-planning. Windsor is a nationally cited example of New Urbanism, a compact, walkable village with a strict architectural code, plus polo and equestrian facilities no neighbor offers.

Can I build my own home at Windsor?

Yes, on available homesites, but designs must follow the village's Anglo-Caribbean design code, which governs everything from setbacks to rooflines. Many owners see the code as the point: it protects the look that drew them in.

Is Windsor still being built?

The final phase, the 47-acre North Village (about 40 residences), is now selling, the last chance to buy new from the founding plan.

How does Windsor compare to John's Island and Orchid Island?

All three are barrier-island equity clubs. John's Island is the largest with three courses; Orchid Island is small and golf-and-beach focused; Windsor is the design-driven village with polo. See the Treasure Coast golf communities guide.
