John’s Island in Vero Beach: A 2026 Guide
Quick answer: John's Island is Vero Beach's flagship private community: 1,650 acres running from the ocean to the Indian River, about 1,380 residences, three championship courses by Pete Dye, Jack Nicklaus and Tom Fazio, and roughly three miles of private beach. The club is member-owned, equity and invitation-based. Homes range from around $1 million for condos to the tens of millions for oceanfront estates.
Founded in 1969, John's Island set the template for Florida's ocean-to-river club communities. It's big enough to have three clubhouses and 20-plus miles of trails, yet planned at about one home per acre. Here's what buyers should know in 2026.

The golf
Three courses, three legends. The North Course is Pete Dye; the South Course is Jack Nicklaus, with major enhancements completed in 2019; and the West Course is Tom Fazio, set on its own 300-acre property a few miles inland with its own clubhouse and no homes around it, pure golf. The club hosted the USGA Mid-Amateur in 2015.
Membership
The club is equity and member-owned, and joining is by invitation with board approval. One feature families love: "vertical membership," which extends club access to members' parents and children at no extra charge, three generations under one membership. Published figures from local brokerage sources put the joining cost at $375,000 with annual dues around $29,000 plus a capital charge, but the club doesn't publish its rates, so confirm current numbers directly.
The beach and everything else
The Beach Club spans about 50,000 square feet on the ocean, anchoring roughly three miles of private beach. Beyond golf and sand: 17-plus Har-Tru tennis courts, pickleball, air-conditioned squash, a full fitness and wellness center, two championship croquet lawns, and more than 20 miles of walking and biking trails on 32 miles of private streets.
Homes and prices
The range is wide because the community is: oceanfront condos from about $1 million, cottages and townhomes in the low millions, and single-family homes and estates from about $3 million into the tens of millions on the ocean. See the broader Vero Beach guide for how the island compares to the mainland.
Frequently asked questions
Can anyone buy at John's Island?
Anyone can buy a home, but club membership is by invitation with board approval, and virtually all buyers join. Your agent and the membership office coordinate the process during a purchase.
What is vertical membership?
A John's Island membership extends golf and facility privileges to a member's parents and children at no additional charge, unusual among clubs at this level.
Do all three courses sit inside the community?
No. North and South are on the island; the Fazio-designed West Course sits on its own 300-acre site a few miles west, with its own clubhouse and no surrounding homes.
How does John's Island compare to Orchid Island or Windsor?
John's Island is the largest and most established, with three courses and the biggest beach frontage. Orchid Island is far smaller and more intimate; Windsor is a design-driven village with polo. See the Treasure Coast golf communities guide for the overview.
