55+ Communities on the Space Coast: Viera, Melbourne and Palm Bay Compared (2026)
Quick answer: The Space Coast's 55+ communities cluster in Viera and the Melbourne area, and they range from Indian River Colony Club, a member-owned golf community built for retired military with maintenance folded into the monthly fee, to Del Webb at Viera, which is still selling new homes with a 30,000-square-foot waterfront clubhouse. In between: Heritage Isle (about 1,500 homes next to the Duran course), Bridgewater at Viera (870 Lennar homes, 2017 to 2023), Grand Isle (336 homes), Alamanda Key in Melbourne (300 homes with metal roofs), The Savannahs and Compass Pointe in West Melbourne, and The Timbers at Everlands in Palm Bay, which is new construction with the lowest entry prices. Lamplighter Village is the big 55+ manufactured-home community in Melbourne. Resale ranges reported by 55places run from the high $200,000s at Compass Pointe and Indian River Colony Club to over a million at Del Webb. All of them are gated. All of them have an HOA fee; the question is what it covers.
A lot of the people who call me about the Space Coast are 58 to 70, have sold or are about to sell a house up north, and want three things: a gate, a pool they don't maintain, and neighbors who are home on a Tuesday. Brevard delivers that better than almost any county in Florida, and it does it in a small area, which makes the shopping easy. Here's what I'd look at, with the numbers from the community pages and 55places as of early October 2026. Price ranges are theirs, not quotes; the market moves, and I'll run current comps on any of these before you drive up.
The rules first: what 55+ means in Florida
Federal law lets a community restrict by age if at least 80 percent of its occupied homes have at least one resident 55 or older, the community publishes policies showing it intends to be 55+ housing, and it verifies ages at least every two years. Each community sets its own rules on younger spouses, adult children, grandkids' visits and rentals, and those rules are in the documents, which I read before you sign. The homestead exemption works the same here as anywhere in Florida: own and occupy by January 1, file with the Brevard County Property Appraiser by March 1, and the Save Our Homes cap holds your assessment increase to 3 percent a year after that. If you're coming from another Florida homestead, you can port up to $500,000 of that cap benefit with you.

How I'd sort them
If you want golf in the fee: Indian River Colony Club. It was built for retired military officers starting in 1986, it's member-owned and not for profit, and the monthly fee is the most inclusive on this list, covering things like appliance repair and lawn care that other communities leave to you. There's a buy-in, the homes are older and smaller, and the resale prices reflect that. Heritage Isle is the other golf answer, next door to the Duran course, with the biggest clubhouse scene in Viera.
If you want new: Del Webb at Viera or The Timbers at Everlands. Del Webb has the better amenity center and the Viera address, and the price goes with it. The Timbers in Palm Bay is the lowest entry on the list for a new house with a real amenity package, and Palm Bay is the part of the county where your dollar goes furthest.
If you want newer resale without the builder markup: Bridgewater at Viera, 2017 to 2023, big clubhouse, wide price band. The Savannahs in West Melbourne is small and quiet with newer D.R. Horton homes.
If you want value and don't need a lifestyle director: Compass Pointe and Grand Isle. Compass Pointe is the least expensive conventional 55+ on the list; Grand Isle has the HOA doing the exterior painting and lawn, which is what a lot of people actually mean when they say maintenance-free.
If you want a metal roof and an insurance quote that doesn't hurt: Alamanda Key, where every home has one. Roof age and material drive Florida insurance more than anything else, and this is the rare community where the answer is good on every house.
The ones people ask about that don't fit
Barefoot Bay in Micco, at the south end of the county, is the largest deed-restricted manufactured-home community in the area, with its own recreation district, three pools, golf and a beach, and most of its residents are retirees and snowbirds. I could not confirm a 55+ rule from the district's own pages, so ask before you assume. The Great Outdoors in Titusville, 1,100 acres of RV lots and homes around a Ron Garl course with 22 fishing lakes, is listed as an all-ages community, not 55+. There are also a number of smaller 55+ manufactured-home parks around the county, including on Merritt Island, in Rockledge, Cocoa, Micco and West Melbourne; if a manufactured home is the budget, I'll pull the current list and whether the land is owned or leased, which is the question that matters most.
What to check before you buy in any of them
The age rule and how it handles a younger spouse. The rental policy, because some of these allow seasonal rentals and some don't, and that changes the neighborhood in January. The HOA budget and reserves, and what the fee covers; a higher fee that includes lawn, irrigation, painting and the roof can be cheaper than a lower one that doesn't. Whether there's a CDD or a club buy-in on top of the HOA. The roof age and the insurance quote, every time. And for the Viera communities, which side of I-95 you're on and how that affects the drive to the beach, which is 20 to 30 minutes from most of them. The Melbourne area page and the relocation page cover the rest, and the Treasure Coast 55+ guide is the comparison if you're deciding between the two coasts.
