Gated Communities on the Space Coast: Lansing Island to Viera, the Complete 2026 Guide

Quick answer: The guarded waterfront gates are in Satellite Beach: Lansing Island, with a 24-hour guard and sales around $3 million, and Tortoise Island, 357 homes on the Grand Canal from about $1 million to over $2 million. Aquarina in Melbourne Beach is the gated beach-and-golf community inside the turtle refuge. On the mainland, Baytree in Suntree is the guarded golf community on a Gary Player course, and Viera's custom-home gates are Adelaide (half-acre lots on a private lake from the $1.5 millions), Aripeka (from the $1.2 millions) and Modern Duran (19 lots on the third fairway from the $1.5 millions). The family gates with normal prices are Sonoma in Rockledge (about $500,000 to $875,000), Enclave at Lake Washington in Melbourne (about $700,000 to $1.1 million), Bayside Lakes in Palm Bay (ten subdivisions, about $245,000 to $1 million) and Island Pointe, the guarded condo tower on Merritt Island. Every 55+ community in the county is gated too. Brevard County's typical home value is $344,703 as of July 31, 2026, so most of these sit above the county line, and a gate alone doesn't move the needle; the water, the club and the lot size do.

People say "gated" and mean three different things. Some want a guard who knows their name. Some want the club and the golf. Some just want the cut-through traffic to stop and the kids to ride bikes. The Space Coast has all three, and the prices behind each gate are as different as the reasons. Here's the list I'd actually show, with what the community and listing pages say as of early October 2026. Price tiers are theirs, not quotes. I'll run current numbers on any of these before you drive up.

The guarded islands: Satellite Beach

Lansing Island is the one everybody has heard of: a private island of single-family homes between Satellite Beach and Indian Harbour Beach, with a 24-hour guard in the fee, a clubhouse, fitness center, pool, tennis, pickleball and basketball. The listing pages show prices right around $3.2 million, and the one sale in the past year closed at $3,205,000. There's not much turnover, which is the point.

Tortoise Island is 357 homes on the Grand Canal in Satellite Beach, with security in the fee, a clubhouse, pool, sauna, tennis, pickleball and boat lifts on the canals. The listing range runs from about $1 million to $2.25 million with a few above that. If you want a dock behind the house and a gate in front of it, this is the deepest supply of that in the county.

The beach and golf gate: Aquarina

Aquarina Beach and Country Club sits on A1A in Melbourne Beach about four miles north of Sebastian Inlet, inside the Archie Carr National Wildlife Refuge, and it's the only gated community on the Space Coast with the ocean on one side and the lagoon on the other. Eighteen neighborhoods of villas, townhomes, condos and houses, an 18-hole par-62 course that's Audubon certified and takes public tee times, a beach club with private access, six tennis courts, a bar and grill, a fishing dock and a boat launch on the lagoon. Whether a club membership is required with the house depends on the neighborhood and the documents, which I'll pull. It's the quietest address on this list; the turtles outnumber the cars.

The golf gates: Suntree and Viera

Baytree in Suntree is a guarded gate with a Gary Player Signature course, Baytree National, that's a daily-fee club with water on 13 holes and a four-star rating from Golf Digest, plus a community pool, putting green, tennis and a park. The listing range runs from about $450,000 to over a million, with a couple of outliers higher. It's the established golf gate for people who commute to Melbourne or the Harris campuses.

Suntree itself is a country club community of 17 subdivisions with everything from $135,000 condos to multi-million-dollar houses, and some of its subdivisions are gated and some aren't; the club membership is separate from the HOA and sometimes mandatory depending on the section. I'd treat Suntree as a neighborhood to walk, not a single gate.

Viera's custom-home gates are where the new money is. Adelaide is 460 acres in north Viera, more than a third of it water and preserve, with half-acre-plus lots around a private 120-acre lake for fishing, sailing, paddling and electric boats, three custom builders, and prices from the $1.5 millions. Aripeka has four custom builders, a central park with a clubhouse and catering kitchen, nature trails and prices from the $1.2 millions. Modern Duran is 19 lots overlooking the third fairway at Duran Golf Club, one builder with an architect, from the $1.5 millions, walking distance to the club. Duran is a links-style course, Audubon certified, with memberships and a par-3 course, and Heritage Isle, the 55+ community, wraps around it.

The family gates

Sonoma in Rockledge, on the Viera West side and zoned to Viera High, is a gated single-family neighborhood with tennis, pickleball, basketball, a playground and a fishing pier, listed from about $500,000 to $875,000. It's the one I show to families who want Viera schools without the Viera HOA stack.

Enclave at Lake Washington in Melbourne is a small gated single-family community with no amenities to speak of and listings from about $700,000 to $1.1 million, including some new construction; you're paying for the lot and the lake, not a clubhouse.

Bayside Lakes in Palm Bay is the big one: ten subdivisions behind one gate (Amberwood, Bridgewater, Fairway Crossings, Fairway Isles, Holly Trace, Lake Forest, Laurelwood, Players Club, Stinebriar, Summerfield), houses and townhomes, a clubhouse with pool, spa, fitness, tennis, pickleball, racquetball and basketball, and a golf course. Listings run from about $245,000 to $1 million, 48 sales in the past year, which is the most liquid gated market in the county and the lowest entry price on this list.

Island Pointe on Merritt Island is a waterfront condo tower with a 24-hour guard, pool, spa, fitness, sauna, tennis and pickleball, listed from about $385,000 to $595,000. It's the gate for people who want the river view and none of the yard.

Viera's other newer neighborhoods, like Reeling Park and Laurasia, are master-planned with club access to Addison Village for a fee, but their own pages don't call them gated, and I'd rather tell you that than guess. Capron Ridge, Six Mile Creek and Waterstone in Palm Bay are the same: nice neighborhoods, no gate confirmed on the pages I could check.

The 55+ gates

Every age-restricted community on the Space Coast is gated: Heritage Isle, Del Webb at Viera, Indian River Colony Club, Bridgewater at Viera and Grand Isle in Viera, Alamanda Key in Melbourne, The Timbers at Everlands in Palm Bay, and The Savannahs and Compass Pointe in West Melbourne. I wrote those up separately in the Space Coast 55+ guide.

What the market looks like around them

Zillow's typical home value for Brevard County was $344,703 as of July 31, 2026, down about 1 percent on the year. Melbourne was around $357,000 at the end of August, Satellite Beach $503,000 and Cocoa Beach $452,000 earlier in the year. Those are the county's middles; the gates above sit over them, and the waterfront gates sit well over. What a gate does and doesn't do for value: on an island with a guard and a dock, it's part of what you're buying. In a mainland subdivision, the gate is a convenience, and the HOA fee that pays for it is a cost the next buyer will weigh. I price the house, the lot and the water first and the gate last.

What to check behind any gate

The HOA budget and reserves, and whether the gate and the guard are funded or on a wish list. Whether a club membership is mandatory, optional or absent, and what the initiation and dues are. The rental policy. Whether there's a CDD on the tax bill, which is rare in Brevard but not unheard of in Viera. The flood zone, because Lansing, Tortoise, Aquarina and Island Pointe are all on or near the water. And the roof, every time, because the insurance quote is the second mortgage nobody budgets for. The Space Coast relocation page covers the towns, and the Treasure Coast gated guide is the comparison if you're choosing between the coasts.

Questions people ask about gated communities here

What are the most exclusive gated communities on the Space Coast?

Lansing Island in Satellite Beach, a guarded island of waterfront homes with sales around $3.2 million, and Tortoise Island, 357 homes on the Grand Canal from about $1 million to over $2 million. In Viera, the custom-home gates Adelaide, Aripeka and Modern Duran start in the $1.2 to $1.5 million range.

Is there a gated golf community in Melbourne, Florida?

Baytree in Suntree is a guarded gated community on the Gary Player Signature Baytree National course, with listings from about $450,000 to over $1 million. Aquarina Beach and Country Club in Melbourne Beach is gated with an 18-hole par-62 course, a beach club and lagoon access.

Which gated communities in Viera are not 55+?

Adelaide, Aripeka and Modern Duran are gated custom-home neighborhoods open to all ages, and Sonoma in Rockledge on the Viera West side is a gated family neighborhood zoned to Viera High. Baytree in nearby Suntree is also all ages.

What is the most affordable gated community on the Space Coast?

Bayside Lakes in Palm Bay, with ten subdivisions behind one gate, a clubhouse with pool, fitness, tennis and pickleball, and listings from about $245,000. The Timbers at Everlands, also in Palm Bay, is the lowest-priced new gated 55+ option.

Is Suntree a gated community?

Suntree is a country club community of 17 subdivisions, some gated and some not, with a club membership that is separate from the HOA and sometimes mandatory depending on the section. Baytree, next door, is the guarded gate in that area.

Does a gate increase home value?

On a guarded waterfront island or a club community, the gate and what it protects are part of the value. In a mainland subdivision, the gate is a convenience that comes with an HOA fee the next buyer will weigh. Lot, water, roof and club matter more to price than the gate itself.
