Sailfish Point Oceanfront Homes and Marina Estates: Slips, Coastal Rules, Taxes and Sales

Quick answer: Sailfish Point's real estate site says the community has 520 homes on 532 acres, including 260 single-family estates, and its marina has 84 wet slips for vessels up to 100 feet, plus 45 dry slips for boats up to 25 feet, with immediate access to the St. Lucie Inlet. None of the community's pages I read says how many homes face the ocean, gives lot sizes or marina depth, or says whether a slip comes with a home. On the oceanfront, Florida law bars state permits for most structures at a spot that will be seaward of the seasonal high-water line within 30 years (s. 161.053(5)(b), 2026), with exceptions that include rebuilding within the original foundation, and Martin County's sea turtle nesting season runs March 1 through October 31. Martin County's 2026 final total for levy code 6106, District One (Hutchinson Island), is 15.6581 mills, though I did not confirm that code on a Sailfish Point parcel. On MLS-based figures, none of the Sailfish Point sales I found was above $11,500,000 (June 9, 2026, per Redfin), and BEX Realty counted listings from $2,095,000 to $35,000,000 as of October 2026.

This post covers Sailfish Point's oceanfront estates, homes on the water and the marina. My Sailfish Point guide covers the community as a whole, and my comparison with Admirals Cove covers golf, the clubhouse and fees. I read the community's pages on October 24, 2026; most carry no date.

How many homes are in Sailfish Point, and how many are estates?

The community's real estate site says Sailfish Point has "520 individual homes spread across 532 acres," including "260 architecturally diverse Estates" with views ranging from "the Nicklaus Signature golf course and marina to the ocean, river, and inlet." My comparison post said the official pages I read then gave me no home count; on October 24, 2026, the properties page gave one.

The home types listed are "oceanfront estates, marina residences, condominiums, townhomes, and golf course homes," and the marina community page, last reviewed July 2026, mentions "waterfront homes with private docks." No official page I read says how many homes or lots face the ocean, gives lot or home sizes, or says whether a home comes with a marina slip, and I could not open the master site plan. So when a listing says "oceanfront," I check the survey and the parcel record.

What does the Sailfish Point marina offer?

The marina page says it "offers full-service, 84 slips, and can accommodate vessels up to 100 feet in length," plus "45 dry slips" for personal watercraft and boats up to 25 feet, with "immediate access to the St. Lucie Inlet." The Yacht Club, formed in 1986, has "nearly 300 family memberships," per the undated marina page, and its own page says "there is no need to own a boat to belong."

No official page I read gives a depth or mentions fuel, and three pages give three figures for the Bahamas: "only 55 miles to the east" on the marina page, "only 75 miles from the west end of the Bahamas" on the home page and "approximately 110 nautical miles" on the marina community page. Ask the marina office (772-225-6200, per the marina page) for depth and fuel in writing.

What do slips cost, and does one come with the home?

The newest marina rates I found are in a "Fees & Amenities Information" booklet edited June 2022 and posted on a brokerage site without naming its issuer:

Slip type, June 2022 bookletRate
Annual, fixed dock or lift$18.00 per foot per month
Seasonal, fixed dock or lift$22.00 per foot per month
Annual, floating dock (50-foot minimum)$20.00 per foot per month
Seasonal, floating dock (50-foot minimum)$24.00 per foot per month
Transient, visiting vessels$3.00 per foot per day

At the 2022 annual floating dock rate, an 80-foot boat would be $1,600 a month, or $19,200 a year, before the Florida sales tax the booklet says applies (it does not say whether the footage is the boat's or the slip's). The booklet calls itself a summary subject to change, and neither it nor any official page says whether a slip conveys. A private dock behind a house and a slip in the marina are different things, so get the slip's status in writing from the marina, and have a Florida real estate attorney review how the contract describes any slip or dock right. For dock and seawall permits, see my post on seawalls, docks and permits.

Is membership required, and what does it cost?

The community's site gives no fees and does not say whether buying a home requires membership. The June 2022 booklet lists a $75,000 capital contribution, "a one-time, non-refundable payment upon purchase," and $26,461 a year in Sailfish Point Property Owners' and Country Club Association dues, and Stracuzzi (RE/MAX Select Group) writes that "Dues start the month escrow closes." Get the current schedule from the club in writing.

What are the rules for building on the oceanfront?

The Coastal Construction Control Line (CCCL)

Section 161.053(1)(a), Florida Statutes (2026), sets the intent that the Department of Environmental Protection (DEP) establish control lines "on a county basis along the sand beaches of the state." Seaward of a filed line, no one may "construct any structure whatsoever" or "otherwise alter existing ground elevations," "except as hereinafter provided" (s. 161.053(2)(a)). DEP's FAQ, updated April 2020, says the line is based on a "one-hundred year coastal storm" and that permits fall under Chapter 62B-33, F.A.C.

Under s. 161.053(5)(b), DEP "may not issue a permit for any structure, other than a coastal or shore protection structure, minor structure, or pier," at a location that "will be seaward of the seasonal high-water line within 30 years after the date of application for the permit," which DEP calls the 30-year erosion projection. The statute has exceptions. Section 161.053(12)(a) lets DEP permit "the repair or rebuilding within the confines of the original foundation of a major structure," and (5)(c) allows a single-family dwelling permit on a parcel the 30-year rule would otherwise block, if four conditions are met, including that the parcel was platted or subdivided before the section took effect. But seaward of the projection, "The department may not permit repairs or rebuilding that expands the capacity of the original structure" (s. 161.053(12)(b)). The FAQ adds that maintenance and repair are generally exempt, but foundation work usually is not.

Where that line falls on a lot is an engineering and legal question: ask for any CCCL permits and surveys, and put your plan to DEP, a Florida-licensed engineer and a real estate attorney before your inspection period ends.

DEP's "One-Hundred-Year Storm Elevation Requirements for Habitable Structures" (revised February 2002, reformatted May 2017) calls for the lowest horizontal structural member to be placed "above the predicted breaking wave crest," with a CCCL Elevation Certificate under "section 3109 of the Florida Building Code" (no edition given). Its Martin County elevations run from 15.0 to 16.5 feet (N.G.V.D. 1929) by DEP range monument; I did not determine which monuments apply to Sailfish Point.

FEMA coastal high hazard areas (V zones)

Federal rules define a coastal high hazard area as the flood hazard area "extending from offshore to the inland limit of a primary frontal dune along an open coast" and any other area "subject to high velocity wave action from storms or seismic sources" (44 CFR 59.1). In V zones, 44 CFR 60.3(e) sets what a community in the flood insurance program must require: the lowest horizontal structural member "elevated to or above the base flood level" on pilings or columns, and the space below "free of obstruction or constructed with non-supporting breakaway walls." It prohibits fill "for structural support of buildings" and "man-made alteration of sand dunes and mangrove stands" that would increase potential flood damage.

A substantial improvement is work whose cost "equals or exceeds 50 percent of the market value of the structure before the 'start of construction'" (44 CFR 59.1), so before a major renovation, ask the building department with jurisdiction over the parcel whether your plan would count as one. FEMA's site would not load when I checked, so I did not confirm flood zones inside Sailfish Point; use Martin County's "Know your Flood Zone" map, and ask a licensed insurance agent what the zone means for coverage.

Sea turtle lighting

Martin County says "Sea turtle nesting season in Martin County runs from March 1 through October 31," and asks people to "Turn off patio lights or close blinds/curtains for indoor lights so that they do not shine directly onto the beach." The Florida Fish and Wildlife Conservation Commission's criteria are "Keep it Low, Keep it Long, Keep it Shielded," including amber, orange and red LEDs and fixtures that "meet or exceed full cutoff." At a showing, I note the beach-side fixtures and ask the seller about any lighting notices.

What do Sailfish Point estates sell for?

I could not read the Martin County Property Appraiser's sales search, so these figures come from an MLS-based portal and brokerages. They do not agree:

SourcePeriodSalesAverage or median salePer square foot
Redfin, MLS-based portal3 months, data through August 2026Summary says 4 in August 2026; its sales list shows none dated AugustMedian $4.1M, up 79.3 percent from the same period a year earlier$920
BEX Realty, Stuart MLSPast year, as of October 202628Average $5,964,196, 91 percent of list$1,020
Stracuzzi, RE/MAX Select Group12 months through May 202624Average $3,749,375, 92 percent of listAbout $739

Redfin's page is inconsistent on August sales, and with a handful of sales in three months, one estate can swing its median. BEX counts 28 sales but also says the community averages "about 20 closed transactions per year." I could not tell whether these counts include condos and townhomes.

Redfin shows 6900 SE Harbor Circle sold June 9, 2026 for $11,500,000 against a $12,500,000 list price (6 bedrooms, 6.5 baths, 6,143 square feet). Redfin does not call it a record, and none of the other Sailfish Point sales I found was higher.

Asking prices run higher. On October 24, 2026, the community's single-family page showed 14 listings, led by $14,995,888 on South Marina Way and $14,995,000 on Dune Drive. BEX, as of October 2026, counted 22 active listings priced from $2,095,000 to $35,000,000; its $35,000,000 listing suggests the community's page does not show every listing. BEX lists one home as "a 17,698 square foot (11,606SF Under Air) residence," so one house can carry two very different square footage figures. None of the three sources says which measure its price per square foot uses, so compare them with care.

How are Sailfish Point estates taxed?

Martin County's 2026 final rates total 15.6581 mills for levy code 6106, District One (Hutchinson Island), and 15.4782 for levy code 6006, District One. A mill is $1 of tax per $1,000 of taxable value, so 15.6581 mills on a $5,000,000 taxable value is $78,290.50 a year. I did not confirm Sailfish Point's levy code, so check the parcel record and ask a CPA about your own bill.

What should I ask before an offer on a Sailfish Point estate?

  • A survey showing the lot lines and the CCCL, any DEP CCCL permits and CCCL Elevation Certificate, and whether the 30-year erosion projection has been located.
  • Whether a marina slip or private dock comes with the home, in writing, with the slip's length limit and depth.
  • The club's current fees, and whether membership is required with the purchase.
  • The flood zone and an insurance quote, the levy code and latest tax bill, and any sea turtle lighting notices.

What I could not confirm

Oceanfront counts, lot sizes, depth, fuel, slip conveyance, membership terms and the levy code. Comparing an oceanfront estate here with one farther south? My Jupiter Island estates guide covers that town's taxes, building review and recent sales.

Questions people ask about Sailfish Point oceanfront and marina homes

How many homes are in Sailfish Point?

The community's real estate site says 520 individual homes spread across 532 acres, including 260 single-family estates. It does not say how many face the ocean.

How big a boat can the Sailfish Point marina take?

The marina page says 84 slips for vessels up to 100 feet, plus 45 dry slips for personal watercraft and boats up to 25 feet. No official page I read gives a depth.

Do I need a boat to join the Sailfish Point Yacht Club?

No. The Yacht Club's page says there is no need to own a boat to belong.

What has a Sailfish Point home sold for recently?

Redfin shows 6900 SE Harbor Circle sold June 9, 2026 for $11,500,000, and none of the other Sailfish Point sales I found was higher. BEX Realty counted 22 active listings priced from $2,095,000 to $35,000,000 as of October 2026.

Can I rebuild an oceanfront home at Sailfish Point?

Florida law bars construction seaward of the Coastal Construction Control Line except as the statute provides. Under s. 161.053(5)(b), DEP may not permit most new structures at a location that will be seaward of the seasonal high-water line within 30 years, but s. 161.053(12)(a) lets DEP permit repair or rebuilding within the confines of the original foundation, and (12)(b) bars rebuilding that expands the original structure's capacity seaward of that line. Ask DEP and a Florida real estate attorney, with a Florida-licensed engineer, how this applies to the specific lot.

What is the property tax rate at Sailfish Point?

Martin County's 2026 final total for levy code 6106, District One (Hutchinson Island), is 15.6581 mills. I did not confirm that code on a Sailfish Point parcel, so check the parcel record.
