Quick answer: Jupiter Island is a Martin County town, established by House Bill 582, Laws of Florida, 1953, with its own Public Safety Department for police, fire rescue and EMS, and its own water and sewer utility, South Martin Regional Utility. The Town's Beach Protection District levies a dedicated "Erosion Tax" on real property, capped at 10 mills and set at 0.9593 mills for 2025-26, and the Martin County Property Appraiser's 2026 final total for real property in the Town (levy code 4300) is 16.0305 mills. The Town's Development Review Board application lists "Principle Dwelling: (10,000 sf max)" "or as zoning district allows," but I could not read the zoning code itself, so lot sizes, setbacks and height limits are not confirmed here. The Jupiter Island Club publishes nothing on membership. Dated TCPalm and MLS-based reports show sales of $33 million (April 22, 2024) and $18,850,000 (June 10, 2026, Redfin), among others.
This guide covers the Town of Jupiter Island in Martin County and goes deeper than my Jupiter Island area page on Town services, beach funding, taxes, building review and sales. I read the Town's pages on October 24, 2026; they are undated unless I say otherwise, and several, along with the online code of ordinances, would not load that day.
What is the Town of Jupiter Island?
The Town's audit for the fiscal year ended September 30, 2025 (auditor's report dated February 10, 2026) says it "was established by House Bill 582, Laws of Florida, 1953," and "is governed by five Commissioners elected by residents of the Town." The Florida Office of Economic and Demographic Research estimated its population at 780 as of April 1, 2025, against 804 in the April 1, 2020 Census, in estimates dated October 15, 2025.
South Martin Regional Utility names Hobe Sound and the Town of Jupiter Island as separate communities, so a Hobe Sound mailing address alone does not show whether a parcel is in the Town. The Property Appraiser's 2026 rates give the Town's real property levy code as 4300, so check that code on the parcel record first.
Who provides police, fire and EMS on Jupiter Island?
The Town's Public Safety Department provides "Police, Fire Rescue and EMS services within the Town's municipal boundaries," around the clock. The Town says "All sworn officers are required to be certified in all three fields," and that the department is "State Accredited through the Commission for Florida Law Enforcement Accreditation, Inc. (CFA)." In the General Fund budget for fiscal year 2025-26 (Resolution No. 937, adopted September 19, 2025), public safety is $6,319,911 of $13,587,227, a little under half by my arithmetic.
Who supplies water and sewer?
South Martin Regional Utility (SMRU) serves Hobe Sound and the Town as "the sole source supplier of municipal drinking water, municipal wastewater treatment and reclaimed water," and the 2025 audit carries its water and wastewater operations in the Town's enterprise fund, so it is the Town's own utility. The pages I read do not give the water source or treatment method. The Town's review board application asks for civil plans showing septic location, so ask the seller and SMRU whether a home is on central sewer or septic.
How is beach renourishment paid for?
The Town says large-scale beach efforts date from "the 1950's" and are funded by "a dedicated Ad Valorem tax ('Erosion Tax') on all real properties within the Town," capped at "ten (10) mills." The same page cites House Bill No. 709, enacted April 9, 1982. The Jupiter Island Beach Protection District's adopted budget for fiscal year 2025-26 (Resolution No. 939, adopted September 19, 2025):
| Beach Protection District, FY 2025-26 adopted budget | Amount |
|---|---|
| Millage | 0.9593 |
| Ad valorem revenue | $3,655,318 |
| Beach renourishment | $0 (FY 2024-25 adopted budget: $28,565,000) |
| Dune restoration | $500,000 |
| Turtle and shorebird monitoring | $250,000 |
| Reef monitoring | $120,000 |
| Beach surveys | $150,000 |
| Engineering consultants, beach projects | $250,000 |
| Transfer to reserves for future beach projects | $1,905,928 |
Spending swings by year. The FY 2024-25 adopted budget counted on $23,666,698 in FEMA reimbursement and $3,380,957 in State Disaster Relief, and the audit shows Beach Protection Fund capital outlay of $34,668,986 for the fiscal year ended September 30, 2025. At 0.9593 mills, each $1,000,000 of taxable value pays $959.30 a year toward the beach; at the 10-mill cap it would be $10,000. The pages I read do not say when the next renourishment is planned, so ask the Town.
What is the property tax rate on Jupiter Island?
The Martin County Property Appraiser's 2026 final rates list levy code 4300, "Jupiter Island (RP Only)," for real property, with a municipal rate of 3.9732 and a total of all rates of 16.0305 mills, and levy code 4301, "(TPP Only)," for tangible personal property, at 3.0139 and 15.0712. A mill is $1 of tax per $1,000 of taxable value, so 16.0305 mills on a $10,000,000 taxable value is $160,305 a year.
The audit gives the Town's pieces for 2025-26: "The General Fund millage rate adopted for 2025-2026 is 2.8259 mills," the beach rate is ".9593 mills," and voted debt service "decreased from 0.2273 mills to 0.2100 mills." That debt traces to two promissory notes the Town issued in 2008, totaling "$11.0 million," "to finance the electric underground project," which voters approved in November 2007.
I did not find how the 2026 municipal rate of 3.9732 splits. The 2026 real property and personal property municipal rates differ by 0.9593 mills, the same as the 2025-26 beach rate, but no document I read sets the 2026-27 beach rate, and I could not read how the other levies in the total break out. Before you budget from the seller's bill, read my post on why a seller's tax bill can mislead a buyer, and ask a CPA about your own situation.
What does the Town review before you build or rebuild?
Requests for "certain variances" go to the Development Review Board, "a seven-member board with three alternates" whose members "are appointed by the Mayor." It meets "on the first Thursday of each month at 9:00 AM, in the Town Hall Chambers," and its decisions go into written Development Orders "made available to the public on the Town's website." Its page cites "Ordinance 411 adopted September 16, 2025."
The board's application, its pages marked "Revised: 10/09/2026," charges $2,000 per request, due by the first of the month before the meeting. Its site data table, copied here from the "Permitted" column in the form's own spelling, is the closest thing to a size rule I could read:
| Item | "Permitted" column on the DRB application |
|---|---|
| Main house | "Principle Dwelling: (10,000 sf max)" "or as zoning district allows" |
| Accessory structure | "not to exceed 1/3 square footage of principal dwelling" |
| Floor area ratio | "FAR (Floor Area Ratio): Floor Area ÷ Lot Area" |
| Fill | "Fill: 4 ft max" |
| Parking | "Parking Spaces: (1 per bedroom, 1.5 max)" |
The form counts floor area as "All Floors of all buildings included within the outside faces of exterior walls", which may not match how a listing measures square footage. Its roof height and exterior wall height rows for one and two stories show "14ft" and "22ft," but the text I read does not show which row each belongs to, so I do not state a height limit. Required plans include a survey noting the flood zone and zoning, elevations from the "initial measuring point (IMP)," a staging plan and a landscape plan with a tree survey.
The Town's code on Municode and its zoning map would not load, so I cannot give minimum lot sizes, setbacks or height limits, or say how "or as zoning district allows" works on a given lot. Before you buy a home to replace or expand, ask the Town for the zoning district, the limits that apply and any Development Orders on the parcel. If a guest house is part of the plan, the one-third line matters; my post on guest houses, zoning and permits covers the wider questions.
Beachfront rules: the CCCL, flood zones and turtle lighting
The state Coastal Construction Control Line law applies along the Town's Atlantic shore, and federal V zone standards apply wherever a flood map shows a V zone; my Sailfish Point oceanfront estates post walks through both. The Florida Fish and Wildlife Conservation Commission lists the Town's own sea turtle lighting ordinance as adopted in 1992, in Chapter 3, Article II of the Town code. I did not read its text; ask the Town how it applies to exterior lights. FEMA's list would not load, so I did not confirm the Town's Community Rating System (CRS) class.
Blowing Rocks and the Hobe Sound refuge
As of October 24, 2026, The Nature Conservancy's Blowing Rocks Preserve page posts a "HURRICANE CLOSURE NOTICE." TNC says the preserve began with a donation of 73 acres of the barrier island, and that it is named for its "rocky Anastasia limestone shoreline." When open, it runs 9:00 a.m. to 4:30 p.m., admission is free with an "optional $2 per person donation," and "Pets are not permitted."
The U.S. Fish and Wildlife Service's Nathaniel P. Reed Hobe Sound National Wildlife Refuge covers "1,091 acres," split by the Indian River Lagoon into a Jupiter Island tract and a mainland tract.
What does the Jupiter Island Club publish?
Very little. Its website is a member sign-in page ("Member Login," "Member Number Required") with an address of One Estrada Road, Hobe Sound, Florida 33455, and its public website publishes nothing on membership, amenities or history. I found no source that says whether membership is tied to, required for or separate from buying a home. If the club matters to you, ask the club, not a listing remark or a web page, mine included.
What have Jupiter Island estates sold for?
I could not read the county property appraiser's sale records, so these come from TCPalm reports and MLS-based portals, all secondary. They are selected sales, not a complete list.
| Address | Price | Date | Source and details |
|---|---|---|---|
| 420 S. Beach Road | $33 million | April 22, 2024 | TCPalm, May 6, 2024: 9,319 square feet on 2.71 acres |
| 7 S. Beach Road | $29 million | February, year not printed | TCPalm, data as of March 3: 6 bedrooms, 8 baths, 8,244 square feet, 1.61 acres, built 2025, previously listed for $35 million |
| 398 S Beach Rd | $18,850,000 | June 10, 2026 | Redfin |
| 75 N. Beach Road | $13 million | February, year not printed | TCPalm, same report: built 2025 |
| 55 Links Rd | $11,100,000 | August 26, 2026 | Redfin |
| 34 Gomez Rd | $10,600,000 | January 15, 2026 | Coldwell Banker, MLS-based: listed July 18, 2025 at $12,500,000 |
| 100 Palmetto Trail | $9 million | April 2, 2024 | TCPalm, May 6, 2024 |
| 126 S. Beach Road | $8.13 million | April 15, 2024 | TCPalm, May 6, 2024 |
The February report, by Jack Randall, uses MLS data "as of March 3"; the syndicated copy I read does not print the year, though its image files are dated March 2026. Redfin, with data through July 2026, puts the median sale price at "$6.9M over the last 3 months."
What should I check before an offer on Jupiter Island?
- The parcel's levy code (4300 for real property in the Town) and its latest tax bill.
- The zoning district, the house size and accessory limits that apply, and any Development Orders on the parcel, from the Town.
- For a beachfront lot, the CCCL location, any DEP permits and the flood zone.
- Whether the home is on central sewer from SMRU or on septic.
- The ocean-side exterior lighting, under the Town's lighting ordinance.
- Club membership questions, put to the club itself.
