In the city of Port St. Lucie, the third quarter 2026 single-family median was $415,000, unchanged from a year earlier, with 4.6 months of supply. Freddie Mac's 30-year fixed average was 7.32 percent for the week of October 22, 2026, against 6.19 percent a year earlier. The October figures are scheduled for Monday, November 16, 2026.

This update covers the September 2026 figures for St. Lucie County from the MIAMI REALTORS + RWorld release and Florida Realtors' monthly summaries, plus Florida Realtors' third quarter (Q3) report for the city of Port St. Lucie, all released October 16, 2026. The county figures are for one month; the city figures cover July through September. Florida Realtors compiles each month's statistics from MLS feeds on the 10th day of the following month.

The MIAMI REALTORS release rounds some of these (it gives 96 percent of list price); the unrounded figures come from Florida Realtors' summary. Across all residential property, the county recorded 555 sales, down 7.8 percent from 602, and 3,019 active listings, down 3.4 percent; 30.1 percent of closed sales were cash, against 30.4 percent a year earlier, and distressed sales were 1.9 percent (short sales 0.9 percent, lender-owned REO sales 1.1 percent, as published). MIAMI REALTORS + RWorld Chief Economist Gay Cororaton ties weaker buyer activity to higher mortgage rates and says upper-end buyers stayed active, a pattern she expects to continue while rates stay high.

The condo median rose 24.08 percent on 91 sales, a small sample. The release's headline is the mid-market: condo sales from $300,000 to $400,000 rose to 29 from 24, up 21 percent. Ninety of the 91 were traditional sales, at a median of $338,750 against $275,000 a year earlier. The report prints the change from a year earlier but not the prior-year values. In the second quarter (report released July 17, 2026) the city's median was $405,000, with 4.7 months of supply and 52 days to contract; one quarter to the next is not a trend. The Q3 report puts the St. Lucie County median at $399,000 and Fort Pierce at $284,750, down 5.7 percent on a small number of sales, with 8.9 months of supply, 92.7 percent of original list price and 44 days to contract.

I left out Florida Realtors' Q3 condo figures for the city. In that report the matching of numbers to columns is uncertain (the printed average is below the median, and the percent of list price equals the single-family figure), so I am not quoting them.

In September 2026, Martin County single-family homes went under contract faster than a year earlier, 39 days against 62, and the median time to sale was 78 days against 109. The Martin release says "up from" for both, although both fell (Florida Realtors' summary shows decreases of 37.1 and 28.4 percent), so I used the numbers. Martin's active single-family listings fell 18.13 percent, to 682.

Statewide, Florida Realtors reported a Q3 single-family median of $420,000, up 2.4 percent, and a median of $420,000 for the year through September, up 1.6 percent. In the October 16, 2026 release, its chief economist, Dr. Brad O'Connor, said higher mortgage rates are weighing on sales, particularly in the single-family market. The county release also cites National Association of REALTORS national figures without naming the month: a median existing-home price of $417,500, up 1.3 percent from a year earlier, and 4.8 months of supply.

What are mortgage rates doing?

Freddie Mac's Primary Mortgage Market Survey (PMMS) for the week of October 22, 2026 put the 30-year fixed average at 7.32 percent, down from 7.40 percent the week before and up from 6.19 percent a year earlier. The 15-year fixed averaged 6.68 percent, against 6.71 percent the week before and 5.44 percent a year earlier. Freddie Mac described the weekly decline as "offering some relief to prospective homebuyers." The county release cites a different rate without naming its source, so I use Freddie Mac's.

$320,000 loan, principal and interest (my arithmetic)Monthly payment
30-year fixed at 7.32% (week of October 22, 2026)$2,198.18
30-year fixed at 6.19% (a year earlier)$1,957.82
DifferenceAbout $240 a month
15-year fixed at 6.68% (week of October 22, 2026)$2,819.31

Taxes, insurance and any HOA or community development district (CDD) charges come on top, and only a lender can quote your rate.

Is Port St. Lucie a buyer's or seller's market?

Months of supply estimates how long the listings on the market would last at the recent pace of sales. The county release defines a balanced market as six to nine months and calls 5.2 months for single-family homes a seller's market. It also calls 7.8 months for condos a seller's market, though that falls inside its own balanced range, so I would not lean on the labels.

The year-over-year comparisons tell you more. Single-family homes took 52 days to contract, against 44 a year earlier, and sold for a median 95.7 percent of original list price. Realtor.com's figures for the Port St. Lucie metro area (Martin and St. Lucie counties), published through the St. Louis Fed's FRED database and updated October 1, 2026, show 1,196 listings with a price reduction in September 2026, against 1,280 a year earlier, out of 3,905 active listings excluding pending ones, roughly 3 in 10 (my arithmetic; Realtor.com does not publish that share). Its median listing price was 0.81 percent below a year earlier, after year-over-year declines of 1.59 percent in August 2026 and 1.69 percent in July 2026.

What the September numbers mean if you are selling

Price from what has closed recently, not from last year's sales or a neighbor's asking price. About half of September's county single-family sales took 52 days or more to go under contract, and the median percent of original list price received was 95.7 percent; on a $400,000 original list price, that is $382,800 (my arithmetic), or $384,800 at the city's Q3 figure of 96.2 percent. Budget your carrying costs for that timeline. If you are also buying, my post on whether to sell first or buy first walks through the options, and my post on why a Port St. Lucie house is not selling covers what to change when a listing stalls.

What the September numbers mean if you are buying

In September 2026 the county had 2,384 active single-family listings and 5.2 months of supply, and homes took a median 52 days to go under contract, against 44 a year earlier, which can give you more time to compare, though a median says nothing about a particular house. Rates cut the other way: on a $320,000 loan, the rise in Freddie Mac's 30-year average from a year earlier adds about $240 a month in principal and interest. Get a lender's written quote before you set a price range; my first-time homebuyer guide for Florida covers the steps.

When is the next Port St. Lucie market update?

Florida Realtors' 2026 schedule, updated August 17, 2026, lists the October figures for Monday, November 16, 2026, and the November figures for Wednesday, December 16, 2026; the September summaries also say "Next release: Monday, November 16, 2026." The next quarterly city report is listed as "TBD," and I did not find a stated date for MIAMI REALTORS' October county release. Freddie Mac publishes its survey weekly, on Thursdays at 12 p.m. ET.

What I left out, and why

Florida Realtors' monthly summaries print the county's new listings, new pending sales and pending inventory in a layout where I could not confirm which number belongs to which label, so I left them out, along with the city's Q3 condo figures. I did not find a MIAMI REALTORS or Florida Realtors September release for Indian River County, only a brokerage blog that names no data source, so it is not in the comparison. The sale-price medians describe homes that sold, not homes still listed.
