Is Port St. Lucie a Good Place to Live? Pros and Cons in 2026, With Sources

Quick answer: Port St. Lucie is a good place to live if its trade-offs fit your budget and plans, and both sides can be measured. On the plus side, the city's third quarter 2026 single-family median was $415,000, unchanged from a year earlier, its tax rate for fiscal year 2026/27 is 4.8750 mills, the 11th straight annual reduction by the city's count, and HCA Florida St. Lucie Hospital and Mets spring training at Clover Park (MLB.com, 2023) are in the city. On the minus side, Citizens' approved 2026 average for a St. Lucie County multiperil homeowners (HO3) policy is $3,391, Hurricanes Frances and Jeanne made landfall on the southern end of Hutchinson Island three weeks apart in 2004, the July and August average high at nearby Fort Pierce is 89.2 degrees, and the mean commute of 30.5 minutes (Census estimates for 2020 to 2024) is above Florida's 28.0. Growth cuts both ways: the Census Bureau estimates 268,062 people on July 1, 2025, up 30.9 percent from its 2020 base. These are dated medians, averages and normals, not a prediction for any one house.

People ask me whether Port St. Lucie is a good place to live before they ask about any house. My answer is a list of trade-offs, each dated and sourced, so you can weigh them against your own budget. I do not rate schools or neighborhoods; for school questions, go to St. Lucie Public Schools, and for crime data, to the law enforcement agency that serves the address.

How big is Port St. Lucie, and how fast is it growing?

The 2020 Census counted 204,851 people in Port St. Lucie. The Census Bureau's Vintage 2025 estimate is 268,062 on July 1, 2025, a 30.9 percent change from its April 1, 2020 estimates base of 204,826. Its May 14, 2026 release ranked the city 9th among cities of 20,000 or more for numeric increase from July 1, 2024 to July 1, 2025, a gain of 9,131.

The city says it "occupies 120 square miles in St. Lucie County," was incorporated April 27, 1961, and sits about 50 miles north of West Palm Beach. Growth shows up on both sides of this list: new employers in Southern Grove, and a Turnpike widening plan the state says is meant "to meet future traffic demand."

What does a home cost in Port St. Lucie?

Florida Realtors' report for the third quarter of 2026, released October 16, 2026, puts Port St. Lucie's single-family median at $415,000, unchanged from a year earlier, on 1,118 closed sales. In the third quarter of 2026, the city's median percent of original list price received was 96.2 percent, its median time to contract was 53 days, and it had 4.6 months of supply (how long its listings would last at the recent pace of sales). For the third quarter of 2026, the same report puts the St. Lucie County single-family median at $399,000 and Fort Pierce's at $284,750. September's county figures, condos, Martin County and mortgage rates are in my Port St. Lucie housing market update for September 2026.

What are property taxes in Port St. Lucie?

Tax rates are set in mills: one mill is $1 of tax per $1,000 of taxable value. The St. Lucie County Property Appraiser's 2026 final millage table lists the city at 4.6107 mills for operations plus 0.2643 for voted debt, 4.8750 in all. The City Council adopted that rate on September 28, 2026, by Ordinance 26-84, at a special budget hearing. The city's July 24, 2026 release says that is down from 4.9750 in fiscal year 2025/26, its 11th straight annual reduction, and that it has cut its rate 25 percent since 2016. The city is one line on the bill:

Levy, from the Property Appraiser's 2026 final tableMills
City of Port St. Lucie4.8750
County General Fund (4.0441) and Fine and Forfeiture (2.7294)6.7735
Fire District3.0000
School RLE, Capital Outlay, Discretionary and Voter Referendum6.2450
Children's Services Council, County Public Transit MSTU, Mosquito Control, Erosion District E, SFWMD, Okeechobee Basin, Everglades Construction and FIND1.1108
Total22.0043

The grouped lines and total are my sums; the table also prints 21.8691, which equals my sum without mosquito control (0.1352), and it does not label which tax district each total belongs to, so check the levies on the parcel's own record. At 22.0043 mills, $100,000 of taxable value is taxed $2,200.43 a year, and the city's share is $487.50, about 22 percent, in line with the city's undated statement that it "only accounts for 22% of a property tax bill." Exemptions and non-ad valorem charges (charges not based on value) are not in that example; for one price worked through, see the cost to own a $500,000 home in Port St. Lucie.

How much is homeowners insurance in Port St. Lucie?

Citizens Property Insurance publishes averages by county. Its table of 2026 approved rate changes shows 8,315 multiperil homeowners (HO3) policies in St. Lucie County, with an average premium of $3,502 before the 2026 change and an approved average of $3,391 after a 3.2 percent decrease. Statewide, its HO3 average goes from $3,506 to $3,202, an 8.7 percent decrease, so the county ends up above the state.

These are one insurer's averages, not quotes. Ask a licensed insurance agent to quote the specific house, wind included, and check its flood zone with my guide to Port St. Lucie flood zones and flood insurance.

How hot and rainy is Port St. Lucie?

The Florida Climate Center at Florida State University lists 1991 to 2020 normals for its Fort Pierce station (COOP 083207), a nearby St. Lucie County station; no Port St. Lucie station is on its list. The page does not print units; the figures read as degrees Fahrenheit and inches. The July and August average high is 89.2 and the January average low is 53.0. Of 55.89 inches of annual precipitation, 27.87 fall from June through September (my sum of 6.22, 6.19, 7.25 and 8.21), about half; December is the driest month, at 2.41.

Frances and Jeanne came three weeks apart. For any house, the storm questions are its flood zone, an insurance quote with wind coverage, and what the seller discloses.

What are the jobs and employers in Port St. Lucie?

The city describes Southern Grove as "a 3,605-acre Development of Regional Impact (DRI)" south of Tradition Parkway with direct I-95 access. Its undated page, viewed October 24, 2026, lists Cleveland Clinic's seven-story Tradition Hospital and 107,000-square-foot research center; a City Electric Supply (TAMCO) facility (200 jobs retained, 50 created); an Amazon delivery station (200 full-time jobs); a FedEx sortation center (450 jobs); and 192 acres Costco bought in 2024 for a "1.8 million-square-foot facility" (500 jobs expected). The city says Southern Grove has the potential to generate more than 22,500 jobs, which is a projection, not a count, and says that by 2025 "fewer than 20 acres remain available."

What hospitals are in Port St. Lucie?

HCA Florida St. Lucie Hospital, at 1800 SE Tiffany Ave, calls itself a 282-bed hospital on its website, as viewed October 24, 2026, with 24/7 emergency care, a birthing center and Primary Stroke Center certification from The Joint Commission. Cleveland Clinic's Tradition Hospital is in Southern Grove, according to the city; I did not confirm its bed count.

What is there to do? Spring training and trails

Clover Park, at 31 Piazza Drive, opened in 1988 as Thomas J. White Stadium and seats 7,160. It is home to the St. Lucie Mets of the Florida State League, and the Mets moved spring training there for the 1988 season (MLB.com, February 1, 2023). Savannas Preserve State Park, at 2541 SE Walton Road, has over 17 miles of multi-use trails, is open 8 a.m. to sunset 365 days a year, and charges $3 per vehicle, cashless (Florida State Parks, as viewed October 24, 2026). The park's page posts access and closure notices, so check it before you go.

How long is the commute from Port St. Lucie?

The Census Bureau's American Community Survey for 2020 to 2024 puts the mean travel time to work at 30.5 minutes in Port St. Lucie, against 28.0 for Florida and 26.4 for the U.S. Florida's Turnpike Enterprise plans to widen the Turnpike from Jupiter (Indiantown Road) to Okeechobee Road (SR 70), including interchange improvements at SW Port St. Lucie Blvd and widening from Becker Road to Crosstown Parkway. Its undated project page, viewed October 24, 2026, says none of those projects is funded for right-of-way acquisition or construction. Without official traffic counts, I make no claim about traffic trends; drive the commute yourself at the hours you would make it.

What should I check before choosing a home in Port St. Lucie?

Get these in writing for the house you are considering:

  • The Property Appraiser's record, with its taxable value and the levies that apply.
  • An insurance quote from a licensed agent, wind coverage included.
  • The home's FEMA flood zone.
  • Any homeowners association (HOA) dues and community development district (CDD) assessments. I did not verify Port St. Lucie HOA or CDD amounts for this post; my post on new construction's hidden costs covers the disclosures to ask for.

What I could not confirm

I did not find primary-source drive times to the region's airports, official traffic counts for city roads, or a bed count for Tradition Hospital. The city's own temperature description names no station, so I used the Fort Pierce normals. By choice, this post leaves out the safety rankings, school statistics and resident surveys some sources publish.
