Jupiter vs. West Palm Beach vs. Wellington: Where to Live in Palm Beach County (2026)
Quick answer: Jupiter is the beach town at the north end of the county: about 62,000 people, 24 percent of them 65 or older, a 2.5-mile dog beach, Jupiter Medical Center and the Pratt & Whitney engine site up the Beeline Highway, a Census median owner-occupied home of $608,600 and Redfin's August 2026 median sale of $715,000. West Palm Beach is the county seat and the only real city of the three, about 127,000 people and up 8.4 percent since 2020, with the Brightline station, the office towers the Business Development Board sells as Wall Street South, 1920s historic districts, and the lowest prices: Redfin's August median sale was $449,702 and the Census median home is $414,200. Wellington is the planned village 16 miles inland, about 63,000 people, 75.8 percent owner-occupied, a 9,000-acre equestrian preserve, a horse show that put $607 million into the county last winter, a Census median home of $599,400 and a Redfin median sale of $650,000. Pick Jupiter if the ocean is a daily thing and the north county jobs are yours; West Palm Beach if you want a downtown, a train and the most house for the money; Wellington if you want a planned community with the horses next door and 26 minutes to the sand doesn't bother you.
The three places people ask me about in Palm Beach County are really three different decisions. Jupiter is a decision about the ocean. West Palm Beach is a decision about work, a downtown and a train. Wellington is a decision about a planned village and, for a lot of buyers, horses. Here's the comparison with numbers from the Census, Redfin, the Business Development Board and the towns themselves as of mid-October 2026. Prices move every month; I'll pull current comps for whichever one you're leaning toward.

Jupiter: the beach and the north county jobs
Jupiter is the north end of the county, 21.6 square miles with the Loxahatchee River running through town and the Atlantic on the east side. The Census Bureau's July 2025 estimate is 62,350 people, up 2.1 percent since 2020; 24.4 percent are 65 or older, 78.5 percent of homes are owner-occupied, 53.5 percent of adults have a bachelor's degree, and the median household income is $110,240. The beach is why most people call me about it. The Jupiter dog beach runs 2.5 miles along the ocean from dune crossover 26, north of Ocean Cay Park on Marcinski Road, to crossover 57, south of Carlin Park on A1A, with free parking, restrooms and showers at the two parks, and dogs off leash outside the lifeguard zones and the posted no-dog stretches. Neither of the other two has an ocean beach inside its limits.
The jobs are close and they're not tourism. Jupiter Medical Center had about 2,540 employees on the Business Development Board's 2024 top employers list, Allied Universal's headquarters and a Walgreens distribution center are in town, and NextEra Energy, FPL's parent, had 5,598 at its Juno Beach headquarters next door. Pratt & Whitney has developed and tested engines on 7,000 acres along the Beeline Highway since 1958; today the site overhauls GTF airline engines, builds some F135 fighter engines, and shares a border with the J.W. Corbett wildlife area. In Abacoa, the Marlins and the Cardinals train every spring at Roger Dean Chevrolet Stadium, a county-owned, 6,800-seat ballpark that opened in 1998 and keeps the Jupiter Hammerheads and Palm Beach Cardinals through Labor Day. The county school district is A-rated for 2025-26, and the Census mean commute here is 24.9 minutes.
Housing is single-family neighborhoods inland and condos along A1A, and the town is the densest of the three by the Census count at 2,823 people per square mile, which surprises people who picture it as a small beach town. The Census median owner-occupied home is $608,600 and the median gross rent is $2,381. Redfin's August 2026 median sale was $715,000, up 15.3 percent from a year earlier on 372 sales, 73 days on market and a 95.5 percent sale-to-list ratio. It's the most expensive of the three and the farthest from the city: about 17 miles and 26 minutes to downtown West Palm Beach by Rome2Rio's estimate, more in season.
On the water, the town's flood page lists VE along the coast and A, AE and AH zones inland, and says low-lying lots, canal and lake frontage, and coastal areas prone to tidal surge are the most vulnerable. The current FEMA maps for the county took effect December 20, 2024, so pull the map for the address, not the neighborhood.
West Palm Beach: the downtown, the towers and the train
West Palm Beach is the city Henry Flagler platted in 1893 and incorporated in 1894, the county seat since 1909, on the mainland across the Lake Worth Lagoon from the Town of Palm Beach, which is the barrier island. It's the big one: 127,189 people in the July 2025 estimate, up 8.4 percent since 2020, 53.8 square miles, 21.5 percent 65 or older, and the only one of the three with a downtown you'd recognize as one. Clematis Street is the historic main street with the GreenMarket and Clematis by Night; CityPlace opened in 2000; the Kravis Center opened in 1992 and the Norton Museum of Art dates to 1941; Palm Beach Atlantic University holds seven blocks at the south end of downtown with about 3,200 students; and the skyline now tops out at One West Palm's 30 stories, with 515 Fern, South Flagler House and One Flagler at 25 to 28.
The office boom is real and it has names. The Business Development Board of Palm Beach County put three Wall Street South billboards up in New York in 2023 and said it had helped about 100 firms open offices in the county since 2019; the list it published that August included Goldman Sachs, BlackRock, Citadel, Elliott Management and Virtu Financial, with GTCR, Diameter Capital Partners and Siris Capital signed at One Flagler, and two million square feet of Class A office in the pipeline. One Flagler itself, Related Ross's 25-story, 270,000-square-foot tower at Lakeview Avenue and Flagler Drive, opened in February 2025 at 95 percent leased with Biohaven Pharmaceuticals on the top floor, and the company's next one, 15 CityPlace at 500,000 square feet, has Cleveland Clinic signed for 120,000 of them. The older payrolls are still here too: the school district with 22,218 employees, county government with 5,873, the Veterans Health Administration with 2,948 and the city with 1,725, plus Florida Crystals' headquarters and the Lockheed Martin and Sikorsky operation the board lists in Riviera Beach and West Palm Beach.
Brightline's station opened downtown in January 2018. When the Orlando run started in September 2023, the launch coverage put West Palm Beach to the Orlando airport station at about two hours, and the timetables Rome2Rio lists put MiamiCentral at 1 hour 15 minutes on the fastest train and about 1 hour 20 on average, running hourly. That matters if you'll be in Miami or Orlando for work, and it's the reason this is the only one of the three where I'd tell you a second car is optional.
Housing has the widest range of the three. El Cid is a 1920s subdivision of Mediterranean Revival and Mission houses; Flamingo Park was built mostly from 1921 to 1930 on one of the area's highest coastal ridges; Grandview Heights, 1910 to 1925, is one of the city's oldest intact neighborhoods; Old Northwood dates to 1920 to 1927; all are city historic districts. Downtown and along Flagler Drive it's condo towers. Only 50.5 percent of homes are owner-occupied, the median household income is $73,446, the median owner-occupied home is $414,200 and the median gross rent is $1,772, the lowest rent of the three. Redfin's August 2026 median sale was $449,702, up 8.7 percent on 503 sales, with 92 days on market, the longest of the three, and a Compete Score of 18 out of 100, which Redfin calls not very competitive. It's the cheapest on paper, and the spread inside the city limits is wide, so I pull comps by street here, not by city.
Wellington: the planned village and the horses
Wellington started as the Flying Cow Ranch, about 18,000 acres of swamp south of State Road 80 and west of U.S. 441 that a Massachusetts accountant and aviator named Charles Oliver Wellington bought in the 1950s. His son sold 7,200 acres to a Fort Lauderdale developer in 1972, Palm Beach County approved it as a planned unit development, and voters incorporated the village on November 7, 1995, by 138 votes. It's 45 square miles and 62,662 people in the July 2025 estimate, the most populous village in Florida by the 2020 count, 75.8 percent owner-occupied, 2.84 people per household, 23.6 percent under 18, 17.6 percent 65 or older, and the highest median household income of the three at $115,632.
The horses are the economy, not a hobby. The Winter Equestrian Festival at Wellington International on Equestrian Club Drive runs 13 weeks every winter; the 2027 festival opens with Premiere Week on January 6, and daytime general admission is free Wednesday through Sunday. The organizer's study, released October 12, 2026, put the 2026 festival at $607.3 million of county GDP, up 13 percent from 2025, with 5,586 jobs and 172,899 paid hotel room nights. Behind the showgrounds is the 9,000-acre Equestrian Preserve Area, a zoning overlay of private farms and estates with about 65 miles of bridle trails and a separate 365-acre environmental preserve. The village also hosts the Global Dressage Festival and high-goal polo, including the U.S. Open Polo Championship, and Wellington Regional Medical Center is the big local employer at about 1,360 people.
Housing is planned subdivisions, the Aero Club, and barns and estates inside the preserve, with The Mall at Wellington Green as the commercial center; it's the lowest-density of the three at 1,371 people per square mile. The Census median owner-occupied home is $599,400 and the median gross rent is $2,562, the highest rent of the three. Redfin's August 2026 median sale was $650,000, down 3.0 percent from a year earlier on 256 sales, 73 days on market. The trade-off is distance: about 16 miles and 23 minutes to downtown West Palm Beach and 16 miles and 26 minutes to Lake Worth Beach by Rome2Rio's estimates, and a Census mean commute of 32.1 minutes against 23 to 25 in the other two. Weather exposure here is wind rather than surge: an EF3 tornado spun off Hurricane Milton hit the village on October 9, 2024. You're inland, so the ocean isn't the flood question; drainage is, and the FEMA map for the address answers it.
Condo rules, the same in all three
Any condominium or cooperative building three or more habitable stories tall faces Florida's milestone structural inspection by December 31 of the year it turns 30, or 25 if the local building department requires it because of salt water nearby, and every ten years after. Phase one is a visual inspection by a licensed architect or engineer; if it finds substantial structural deterioration, a phase two with testing follows, the association has to distribute the summary to owners within 45 days, and repairs have to start within 365 days of the phase two report. That covers the A1A buildings in Jupiter and the downtown and lagoon towers in West Palm Beach. Ask for the inspection report, the reserve study, the budget and any planned special assessment before you write the offer, and get the wind mitigation report and an insurance quote during the inspection period. None of that is a reason not to buy a condo here; it's the reason to buy with the documents in hand.
The quick answer
Jupiter if the ocean is a daily thing, you work in the north county, and a median sale around $715,000 fits. West Palm Beach if you want a downtown, the train, a 1920s house or a tower, and the most house for the money. Wellington if you want a planned village with the preserve and the horses next door, and 26 minutes to the sand doesn't bother you. There are other answers too: Palm Beach Gardens and Juno Beach between Jupiter and the city, Delray Beach and Boca Raton in the south county, Royal Palm Beach and Loxahatchee for acreage west of Wellington. Start on the relocation page, the buying page is where the search begins, and the rest of the blog has the deeper dives.
