Melbourne & Palm Bay: Why Investors Are Watching Florida’s Space Coast

Melbourne and Palm Bay sit side by side in Brevard County, about 70 miles southeast of Orlando by road, on the stretch of coast the world knows as the Space Coast. The investment case here does not need hype. It rests on four things you can check: a record 109 rocket launches in 2025, a Palm Bay population that grew 23.7% between 2020 and 2025, a Brightline rail station in Brevard that officials say is now fully funded, and a housing market where the median single-family home sold for $376,018 in August 2026 with only 3.5 months of supply.

This post walks through each of those, with the numbers and where they come from. It also covers the things an investor should weigh before buying, because an honest look is worth more than a sales pitch.

Brightline: the train to Orlando is already running, and Brevard’s station is now funded

Brightline trains have been running between Orlando International Airport and South Florida since September 22, 2023. The tracks pass straight through Brevard County today, but the trains do not stop here yet. That is what is changing.

On October 6, 2026, officials announced a $57.5 million federal grant that they say fully funds a Brightline station in Cocoa, at the U.S. 1 and State Road 528 interchange. The city of Cocoa will own the station and Brightline will operate it. Brightline leaders have pointed to a potential opening in 2030, with construction expected to take roughly three to three and a half years. No groundbreaking date has been set, and officials expect more details in early 2027.

How long would the ride to Orlando take? Brightline has not published a timetable for the Cocoa stop, so any specific number you hear is an estimate. What is documented: the Cocoa-to-airport segment is about 35 miles of track built for speeds up to 125 mph. At those speeds a ride in the range of 20 to 30 minutes is realistic, but treat it as a projection until a schedule exists.

For Melbourne and Palm Bay, the Cocoa station would be roughly 20 to 30 miles north, a short drive up I-95 or U.S. 1. Two caveats worth stating plainly. First, the station is at least several years away. Second, Brightline’s Florida entities filed for Chapter 11 bankruptcy in late September 2026 to restructure about $5.5 billion in debt; trains kept running, the company secured $490 million in new capital, and its Florida CEO has said the Cocoa project remains on schedule. Watch it, but do not count on it before 2030.

The space program: a record year, and the next one is already bigger

The Space Coast launched 109 rockets in 2025 from Kennedy Space Center and Cape Canaveral Space Force Station. That broke the record of 93 set in 2024, which itself broke the 72 launched in 2023. SpaceX flew 101 of the 2025 missions, United Launch Alliance flew six, and Blue Origin flew the first two flights of its New Glenn rocket.

2026 added a milestone the whole country watched. On April 1, 2026, NASA’s Artemis II lifted off from Pad 39B at Kennedy Space Center and carried four astronauts around the Moon, the first crewed lunar mission in more than 50 years. The crew traveled 252,756 miles from Earth, farther than any humans before them, and splashed down on April 10. NASA says Artemis III, which will test commercially built Moon landers, is planned for next year.

The industry is building for more. SpaceX has said it is preparing its Kennedy Space Center pad to host Starship. Blue Origin assembles New Glenn at its factory in Exploration Park, next door to KSC, and launches it from Cape Canaveral’s Launch Complex 36. United Launch Alliance flies Atlas V and its new Vulcan rocket from the Cape.

Why this matters to a landlord or a buyer: every one of those launches is supported by engineers, technicians and contractors who live within commuting distance, and Melbourne and Palm Bay are the largest housing markets south of the launch pads. Launch cadence is not a promise of rent growth, but it is a durable source of employment that does not move offshore.

Jobs that pay: who employs people in Melbourne and Palm Bay

The space program gets the headlines, but Melbourne’s economy is anchored by defense and aerospace headquarters that were here before the launch boom.

EmployerWhat is hereWhy it matters

Incomes support the housing numbers. Brevard County’s median household income was $78,476 and Palm Bay’s was $72,614 (Census, 2020-2024 ACS, in 2024 dollars).

Melbourne Orlando International Airport gives the area its own commercial service. It handled about 664,000 passengers in 2025, a modest number, but with nonstops to Atlanta and Charlotte, seasonal flights to five U.K. cities on TUI, seasonal Delta service to New York-LaGuardia starting December 19, 2026, and Sun Country to Minneapolis resuming in January 2027. For a landlord, a direct flight from the Northeast is a real factor in who your tenants and buyers are.

The numbers: growth, prices and rents

Palm Bay is the growth story. It added more than 28,000 residents in five years and is now the largest city in Brevard County.

Prices are steady rather than spiking, and that is the point for an investor who buys on cash flow. The Space Coast Association of REALTORS® reported these Brevard County figures for August 2026:

August 2026, Brevard CountySingle-familyTownhouse / condo
Median sale price$376,018 (+1.7% vs. Aug 2025)$270,000 (+1.9%)
Closed sales853 (-4.2%)214 (+10.9%)
Months of inventory3.5 (down from 4.5)5.8 (down from 8.0)

Source: Space Coast Association of REALTORS®, August 2026 housing statistics. Redfin’s metro-level data for the first half of 2026 tells the same story: a median sale price of $359,695 (down 0.6% from a year earlier) with active listings down 12.7%, as reported by WFTV/Stacker.

Rents are flat, not falling. Zillow’s rental data put the average three-bedroom rent at about $2,000 a month in Palm Bay and $2,175 in Melbourne as of September 2026, and overall average rents in both cities were within $50 of a year earlier. As a rough illustration only, a $360,000 home renting for $2,000 a month grosses about 6.7% a year before taxes, insurance, HOA, vacancy and maintenance. Run your own numbers on the specific property; that figure is arithmetic, not a forecast.

Taxes, roads and the things that keep tenants here

Florida has no state income tax, which is a big reason relocation buyers from high-tax states keep arriving. For a rental property there is a second, less-known advantage: Florida caps the annual increase in assessed value on non-homestead property at 10%, excluding school taxes, for as long as you own it. Your tax bill can still rise, but the assessment cannot run away from you in a single year (Florida non-homestead assessment limitation).

Getting around is simple. I-95 runs the length of both cities, U.S. 1 follows the Indian River, and State Road 528 connects the north end of the county to Orlando’s airport and theme parks in about an hour. South Palm Bay is where the new building is concentrated: large master-planned communities such as Everlands, Waterstone and Emerald Lakes are taking shape around the St. Johns Heritage Parkway, which the city is working to complete between Babcock Street and Malabar Road (local reporting, August 2026).

The lifestyle sells itself to tenants. Melbourne has Atlantic beaches a causeway away on the barrier island, the Indian River Lagoon, a walkable historic downtown, and Florida Institute of Technology, a private research university whose graduates feed the engineering employers next door. Palm Bay offers larger lots and newer construction at lower price points, which is a large part of why its population grew 23.7% in five years.

What to weigh before you buy

A home-run market is one where the risks are known and priced, not one without risks. Here are the ones that matter on the Space Coast.

  • Insurance is a real line item, but the trend improved in 2026. Citizens, the state-backed insurer, cut its 2026 rates by an average of 8.7% statewide, and the state reports 17 new carriers have entered Florida since the state’s insurance reforms (Florida Office of Insurance Regulation, January 2026). Get a quote before you write an offer, and ask for the wind-mitigation report; roof age and shutters change the premium.
  • Check the flood zone, not just the price. Both cities have inland neighborhoods outside high-risk flood zones and riverfront homes inside them. Flood insurance is separate from homeowners insurance.
  • Prices are flat, so underwrite on rent. The county median rose 1.7% year over year in August 2026 and the metro median was down 0.6% for the first half of the year. Buy for cash flow and treat appreciation as upside.
  • New communities often carry HOA and CDD fees. Many south Palm Bay subdivisions have both. Fold them into your numbers.
  • Brightline is a 2030 story. The station is funded, the operator is restructuring in Chapter 11, and no timetable exists. It is a reason to be patient, not a reason to overpay today.
  • The local airport is small. About 664,000 passengers used Melbourne Orlando International in 2025, down 7.3% from 2024. Orlando International, about an hour away, is the main gateway for most visitors.

The bottom line

Melbourne and Palm Bay offer something most Florida markets cannot: a deep, high-wage employment base in defense and space, a population that is still growing, home prices that have not run ahead of rents, and a funded rail connection to Orlando on the horizon. None of that is speculation. Every figure in this post is sourced below and dated, and I will update it as the numbers change.
