Melbourne vs. Cocoa Beach vs. Viera: Where to Live on the Space Coast (2026)
Quick answer: Melbourne is a city of about 87,000 with Zillow's typical home value around $357,000 as of August 2026, the county's big employers, a downtown of 40-plus restaurants and bars, and the Eau Gallie Arts District. Cocoa Beach is 11,000 people on a barrier island, a typical value of about $452,000, a median owner-occupied home over $500,000, 36 percent of residents 65 and older, a 45-foot height cap voters passed in 2002, and a 10-mile drive to the port. Viera is the master-planned community between them, about 28,000 people across its two halves, Brevard's top-rated schools, new houses from Viera Builders and the national builders, and Redfin's median sale around $582,000 on the west side. Pick Melbourne if you want value and a commute to L3Harris or Northrop; Cocoa Beach if the ocean and the port are the point and you can handle island insurance and condo rules; Viera if you have kids or want new construction and don't mind 20 minutes to the sand.
The three places people ask me about on the Space Coast are really three different decisions. Melbourne is a decision about money and work. Cocoa Beach is a decision about the ocean. Viera is a decision about schools and new houses. Here's the comparison with numbers from the Census, Zillow, Redfin and the county as of early October 2026. Values move every month; I'll pull current comps for whichever one you're leaning toward.

Melbourne: the jobs and the value
Melbourne is where the Space Coast's economy lives. L3Harris is headquartered here and is the area's largest employer in the aerospace and defense sector; Northrop Grumman has about 5,000 people at its Melbourne campus; Embraer has added more than a thousand jobs through its Melbourne expansion; Collins Aerospace and Leonardo DRS are here; Blue Origin has more than 3,000 workers in Florida with Melbourne on its map; and Health First, the county's not-for-profit health system, runs Holmes Regional. Manufacturing jobs in the county have grown 19 percent since 2001 while they fell 28 percent nationally, which tells you why the houses keep selling.
The city has two downtowns. Downtown Melbourne on New Haven Avenue has more than 40 craft restaurants and bars and the tree lighting after Thanksgiving. The Eau Gallie Arts District, created in 2010 around Eau Gallie Boulevard, has more than 30 murals and a First Friday art walk every month. Neighborhoods run from the 1950s river streets near downtown to Suntree's country club sections to the Lake Washington gates, with condos downtown and on the river. The median owner-occupied home is $306,400 per the Census and Zillow's typical value is about $357,000, which is below the county's $344,703 only because the county number includes the beaches. For a working family or a retiree who wants the money to go further, Melbourne is where I start.
The trade-off is the beach is a drive. Paradise Beach is 15 minutes over the causeway with free parking, which is fine, but you won't walk there with a cooler.
Cocoa Beach: the ocean, the port and the rules
Cocoa Beach is small on purpose. In 2002, 69 percent of its voters capped new buildings at 45 feet, and every attempt since to raise it has failed; buildings that already stand taller can be rebuilt to their existing height if they're lost or razed. The result is a low, old-Florida beach town with Ron Jon, the pier, Kelly Slater's statue, the Surfing Santas on Christmas Eve, and Port Canaveral ten miles up A1A. A third of the residents are 65 and older, the median household income is the highest of the three, and the median owner-occupied home is $503,200, with Zillow's typical value around $452,000 and Redfin's July median sale over $513,000 on a small number of sales.
The housing is mostly condos and modest houses, and that's where the homework is. Any condo building three or more stories tall faces Florida's milestone structural inspection by the end of its 30th year and every ten years after, plus a reserve study every ten years; the first phase is a visual inspection, and if deterioration is found a second phase follows. Ask for the inspection report, the reserve study, the budget and any planned special assessment before you write an offer. On the house side, you're on a barrier island, so the flood zone, the elevation certificate and the wind mitigation report decide the insurance, and the insurance decides the deal. None of that is a reason not to buy here; it's the reason to buy with your eyes open. If the ocean is the point, nothing on the mainland substitutes for it.
Viera: the schools and the new houses
Viera is what happens when one family owns 43,000 acres and takes 35 years to build a town on part of it. The Duda family bought the land in the 1940s, broke ground on Viera in 1989, built Viera East on 3,200 acres first and Central Viera on 5,800 acres after, donated the land for Brevard Zoo and the ballpark, and opened The Avenue Viera in 2004, Viera Regional Park in 2006 and Viera Hospital in 2011. About half of the 14,500 acres stays preserved. It's one of the ten best-selling master-planned communities in the country by the developer's count, with more than a hundred floor plans on the market at any time, custom gates from $1.2 million, and Redfin's median sale in Viera West at $582,115 in August.
The schools are the draw. Brevard Public Schools is an A-rated district for the third straight year with a 92.7 percent graduation rate, and Viera got a new school roughly every few years: Williams Elementary in 2001, Manatee in 2003, Quest in 2004, Viera High in 2006, Viera Elementary in 2020, Viera Middle in 2024, plus Viera Charter School and Pinecrest Academy. The district's headquarters is in Viera. Viera Regional Park is 118 acres of lighted fields and an 18,000-square-foot community center. If you have kids under 18 and the budget, this is where most of my Space Coast families land.
The trade-offs: it's 20 to 30 minutes to the sand, the HOA and club fees stack up in the newer villages, and the houses are close together. The insurance quotes are the best of the three because the roofs are new.
Taxes, the same everywhere
Brevard's homestead exemption takes $25,000 off assessed value for all taxes and another $25,000 off the value above $50,000 for non-school taxes; file by March 1 after you own and occupy on January 1. Save Our Homes caps your assessment increase at 3 percent a year once you have it, non-homestead property is capped at 10 percent except for school taxes, and you can port up to $500,000 of cap benefit from a prior Florida homestead. The school district's total millage for 2025-26 is 6.31 mills, and the county's general fund rate was proposed at 2.92 mills; each city and district adds its own. Tax bills come November 1 with a 4 percent discount for paying that month.
The quick answer
Melbourne if you work in the county, want the most house for the money, or want a downtown you can walk to. Cocoa Beach if the ocean is non-negotiable, you cruise, and you'll do the condo and insurance homework. Viera if you have kids, want new, and will trade the beach walk for the school zone. There are other answers too: Satellite Beach for a beach town with a bonfire permit and the highest household income in the county, Palm Bay for the lowest prices, Titusville for the rockets and the cheapest houses. All of them are on the Space Coast relocation page, Melbourne has its own area page, and if you're deciding between this coast and the one south of it, the Port St. Lucie versus Stuart guide is the other half of the map.
Questions people ask when choosing between them
Is Melbourne or Cocoa Beach cheaper to live in?
Melbourne. Zillow's typical home value in Melbourne was about $357,000 as of August 2026 against about $452,000 in Cocoa Beach, and the Census median owner-occupied home is $306,400 in Melbourne versus $503,200 in Cocoa Beach. Barrier island insurance and condo fees widen the gap.
What is Viera, Florida?
A 14,500-acre master-planned community between Melbourne and Rockledge developed by the Duda family's Viera Company since 1989, with about half the land preserved, roughly 28,000 residents across Viera East and Viera West, Brevard Zoo, The Avenue Viera, Viera Regional Park and the county's school district headquarters.
How far is Cocoa Beach from Port Canaveral?
About 10 miles and 18 minutes by car up A1A. Viera is about 25 miles and 36 minutes, and Melbourne about 29 miles and 49 minutes. Orlando International Airport is about 45 minutes from the port on the Beachline.
Are the schools good in Viera?
Brevard Public Schools is an A-rated district for the third consecutive year with a 92.7 percent graduation rate, and Viera has its own elementary, middle and high schools opened between 2001 and 2024, plus Viera Charter School and Pinecrest Academy. Confirm zoning for any specific address with the district.
What do I need to know about buying a condo in Cocoa Beach?
Buildings three or more habitable stories tall must have a milestone structural inspection by the end of their 30th year and every ten years after, plus a structural reserve study. Ask for the inspection report, reserve study, budget and any planned special assessments, and get the flood zone and insurance quote during the inspection period.
Who are the biggest employers on the Space Coast?
L3Harris, headquartered in Melbourne, is the largest aerospace and defense employer; Northrop Grumman has about 5,000 workers at its Melbourne campus; Kennedy Space Center employs more than 10,000; Blue Origin, SpaceX, Embraer, Collins Aerospace and Leonardo DRS are major employers; Health First is the county's health system; and Patrick Space Force Base employs about 10,400.
