Golf Club Membership Costs on the Treasure Coast: Published Fees, Dates and What to Ask

Quick answer: Most private golf clubs on the Treasure Coast do not publish their initiation fees or dues: of the club websites I reviewed on October 24, 2026, one posts a full, dated price list, The Champions Club at Summerfield in Stuart, at $4,575 single and $6,450 couple for a 2026 annual membership, plus tax, with no equity deposit. Most other figures are secondhand and carry their own dates. A brokerage guide by The Wolfe Team lists Monarch Country Club's Monarch category at a $10,000 initiation and $10,750 in dues for 2025 to 2026, and reports a Harbour Ridge fee sheet effective October 1, 2025 at $125,000 in equity ($1,000 of it refundable) and $39,432 a year all-in. Orchid Island's own undated comparison sheet shows $135,000 for golf, while an undated brokerage page lists $200,000. Before you make an offer, get the club's current fee schedule in writing from its membership office.

Pricing a golf community from Vero Beach to Hobe Sound starts with a surprise: how little the clubs publish. On October 24, 2026 I read the clubs' own membership pages that I could reach, and where a club does not publish a figure, I give the name and date of whoever did.

Do Treasure Coast golf clubs publish their membership fees?

Mostly no. The Champions Club at Summerfield in Stuart lists its 2026 rates. The Santa Lucia River Club at Ballantrae in Port St. Lucie publishes its terms ("No initiation, no minimums and no assessments" for golf, on a one-year term) but not its dues. Orchid Island Golf and Beach Club posts an undated comparison sheet with approximate prices. Grand Harbor, Monarch, Willoughby, The Moorings and Tesoro explain how membership works without listing amounts, and Meadowood's 2026 to 2027 web page lists no prices and links a Membership Information Packet. The John's Island, Harbour Ridge, Piper's Landing, Mariner Sands, Sailfish Point and Florida Club pages I read showed none either.

Equity, non-equity, mandatory and optional: what the terms mean

Equity. You buy a share of a member-owned club. Meadowood's equity memberships carry "Full voting rights." Equity is not the same as refundable: in a Harbour Ridge fee sheet effective October 1, 2025, as reported in a brokerage guide by The Wolfe Team, $1,000 of $125,000 is refundable, while a Gabe Sanders brokerage page says $25,000 of Piper's Landing's $65,000 equity (as of 2024) comes back when the home sells.

Non-equity. You pay to use a club you do not own. The Santa Lucia River Club says "the Club is non-equity" and "you will never be assessed for any operating losses." The Wolfe guide lists Monarch as non-equity.

Mandatory, or bundled. Membership comes with the house. Willoughby says "all residents of the community are members of the Club through the ownership of their home." PrivateCommunities.com (Robert Borges, June 4, 2025) calls this bundled: dues are owed whether or not you play and, typically, there is no equity or refund at resale.

Optional. The Moorings says it "is not a mandatory membership community." Selling memberships to people who live elsewhere is a separate question: Santa Lucia River Club, Grand Harbor, Monarch and Tesoro offer memberships to non-residents, and so does Willoughby, where every resident is a member through home ownership. Whether a resident must join is a question for each club.

Social versus golf. At Tesoro, Social members may play golf as a member's guest six times a year. At Mariner Sands, the club says "Golf membership is elective; golf dues are in addition to Resident Social membership dues." The Wolfe guide, citing a 2022 fee sheet, calls resident social mandatory, while an undated brokerage comparison says membership is not required; ask the club which applies to the home you want.

What do golf memberships cost? Dated figures and who published them

Weigh each figure by its publisher: a club's own page first, then a club document posted on a brokerage site, then a brokerage's summary.

Grand Harbor's own page does not say whether the club is equity, but it lists two ways in that the brokerage figures do not: a 1-Year Trial with the initiation waived and dues at "110% of Full Membership dues," and a Summer membership from May 1 to September 30, both listed as limited-time offers on October 24, 2026.

What does Orchid Island Golf and Beach Club membership cost?

The club does not publish rates on its membership pages. Its own undated comparison guide shows $135,000 for golf, "approximate and subject to change without notice," and an undated Alex MacWilliam, Inc. page lists $200,000 in equity and $20,595 in dues. Two undated figures that do not match are a reason to ask the club, not to pick one.

What are Monarch Country Club membership fees?

Invited, which operates the club, lists five categories without prices. The Wolfe guide's 2025 to 2026 figures are in the table; ask whether they carried into the next season.

What are Harbour Ridge Yacht and Country Club membership fees?

The club's home page lists none. The Wolfe guide, which says it verified its figures in August 2026, cites the October 1, 2025 fee sheet in the table and reports a clubhouse and marina project with payments starting in 2027, amount not published; ask what it will cost a new member.

What does the first year cost? Four examples, one source each

Each row is one source and one date, so read across, never down. Adding the listed lines gives the first-year column, my sum, before sales tax, trail fees and any HOA or POA fees a figure does not include.

The Sailfish Point row is more than four years old. I break down that booklet and the full Admirals Cove schedule in my Sailfish Point vs Admirals Cove comparison.

Does Florida law require a disclosure of club fees?

In a community with a chapter 720 homeowners' association, s. 720.401(1)(a) says the buyer must receive a disclosure summary before signing the contract. Its first item tells the purchaser, in capital letters, that "YOU WILL BE OBLIGATED TO BE A MEMBER OF A HOMEOWNERS' ASSOCIATION." Item 3 covers assessments, and item 6 warns of any obligation to pay rent or land use fees for recreational or other commonly used facilities as an obligation of association membership, each with a blank for the current amount. The section does not name club initiation, equity or capital fees.

If the summary was not given before signing, the buyer may void the contract by written notice within 3 days after receiving it or before closing, whichever comes first, and the right "may not be waived by the purchaser but terminates at closing" (s. 720.401(1)(b) and (c)). The section does not apply to associations under chapters 718 (condominiums), 719, 721 or 723.

Section 720.3086 covers a different case: where lot owners must pay "mandatory maintenance or amenity fees" to the developer or to the owners of common areas or recreational facilities, that developer or owner must make public a report of total receipts and itemized expenditures within 60 days after each fiscal year ends. It does not apply to amounts paid to associations under chapters 617, 718, 719, 721 or 723, or to local governments and special districts. I read only these two sections, and neither specifically requires disclosure of a club's initiation or equity fee. Whether either reaches a particular club depends on how the club is organized and who collects the money, a question for a Florida real estate attorney.

What should I ask a club before I make an offer?

  • Is membership required with this home, and in which category?
  • The current fee schedule in writing, with its effective dates and issuer: initiation or equity, capital contributions, dues, minimums, trail fees and tax.
  • How much of what I pay to join comes back when I sell, and on what terms.
  • Any assessment approved or under discussion, like the Harbour Ridge project.
  • Whether golf memberships are capped or waitlisted.
  • The s. 720.401 disclosure summary, and any HOA or POA fees separate from club dues.

What I could not confirm

Willoughby does not publish its resident initial contribution, and the secondhand figures I found were labeled by the brokerage itself as press or brokerage reported, so I left them out. I did not reach Loblolly's own page, and the Medalist Village Club page would not load. An undated Martin County comparison on a brokerage site had misaligned and stale rows, so I used it only to flag the Mariner Sands and Hobe Sound conflicts above. Quail Valley, Bent Pine, Riomar and several other clubs were not researched for this post.

The golf figures above run from a $4,575 annual membership at Summerfield, with no initiation, to a $550,000 Golf initiation at Admirals Cove, and the only one that counts for you is the one the club puts in writing. My guide to Treasure Coast golf communities covers the courses, and the Harbour Ridge and Monarch Country Club guides go deeper on those two.

Talk with William. Send me the two or three clubs you are weighing and the kind of home you want, by call or text or through the contact page. I will gather what each club publishes, pull the recent closed sales in those communities, and list the questions to put to each membership office, so you can compare first-year and yearly costs on the same terms. Call or text (772) 800-2274 or send a message.
