55+ Communities in Palm Beach County: Valencia, Century Village and the Boynton-Delray Belt Compared (2026)
Quick answer: Palm Beach County's 55+ market runs in three tiers. At the top are the twelve GL Homes Valencias, most along Lyons Road west of Boynton Beach: the newest, Valencia Del Mar, is selling from $1.2 million with a 43,000-square-foot clubhouse, while 1990s Valencias like Valencia Lakes resell from the mid $300,000s. In the middle is the belt of gated single-family communities built from 1992 to 2009 between Boynton Beach and Delray Beach: Cascade Lakes, Venetian Isles, Bellaggio, Ponte Vecchio, Tivoli Lakes, Palm Isles, Coral Lakes and the newer Avalon Trails, with resales from the $200,000s to the $700,000s. At the entry level are the big condo villages: Century Village in West Palm Beach and Boca Raton, Kings Point and Huntington Lakes in Delray Beach, and the Villages of Oriole, where Redfin's September 2026 medians ran from about $70,000 to $156,000 and a bus comes with the unit. Out west, Cresswind Palm Beach at Westlake is the only 55+ community in Westlake. All of these are gated, all have a monthly fee, and under federal and Florida law all must keep at least 80 percent of occupied homes with a resident 55 or older.
If you call me about Palm Beach County and you're somewhere between 58 and 72, the conversation usually turns to a gate, a clubhouse and what the monthly fee covers. This county has been building age-restricted housing since the early 1970s, and GL Homes alone has put more than 8,000 Valencia homes here since 1996, according to the Palm Beach Post. The market sorts into three tiers that barely overlap on price: the Valencias, the other gated single-family communities between Boynton Beach and Delray Beach, and the condo villages where a one-bedroom unit sells for less than the lakefront lot premium at a new Valencia. Here's how I'd shop each one, with numbers from the builders, the associations, 55places and Redfin as I found them in mid-October 2026. Price ranges are theirs, not quotes.
The rules first: what 55+ means in Florida
A community can legally turn away buyers on age only if it qualifies under the federal Housing for Older Persons Act. HUD's rule says at least 80 percent of the occupied units must have at least one resident 55 or older, the community must publish and follow policies that show it intends to be 55+ housing, and it must verify ages by survey and update that survey at least once every two years. Florida put the same test into its own Fair Housing Act, Section 760.29(4), and added that no county or city ordinance can override it. The exemption covers familial status only; every other fair housing protection applies inside the gate.
Two things people miss. First, 80 percent is a floor, and most communities write stricter rules into their documents. Kings Point in Delray Beach, for example, requires the first ID card purchased for each unit to go to someone 55 or older and does not allow children under 18 in the clubhouses. Second, the rules on younger spouses, adult children, guests and rentals are in the association documents, not the statute, and I read them before you sign.
The homestead exemption works the same here as anywhere in Florida. Hold title and live in the home as of January 1, file with the Palm Beach County Property Appraiser by March 1, and the Save Our Homes cap limits your assessed-value increase to 3 percent a year or the change in CPI, whichever is lower. Coming from another Florida homestead, you can port up to $500,000 of that cap benefit if you establish the new homestead by January 1 of the third year after leaving the old one.
The Valencias
GL Homes built its first Palm Beach County Valencia in 1996 and is now selling its twelfth. The Palm Beach Post counted the homes in each when Valencia Del Mar was announced, and those are the figures below. Six line Lyons Road between Boynton Beach Boulevard and Atlantic Avenue in the Agricultural Reserve, which the Post says will hold more than 5,000 homes on a three-mile stretch once Del Mar is done; Valencia Shores is farther north on Lyons, just south of Hypoluxo Road. The other five are closer in, off Hagen Ranch, Jog and Woolbright roads.

Home counts are the Post's; clubhouse sizes and fee ranges are from 55places, which pulls them from listings and says so. The pattern is simple: the newer the Valencia, the bigger the clubhouse, the higher the fee and the higher the price.
Century Village, Kings Point and the condo villages
Century Village West Palm Beach, on Century Boulevard, is the original. Its umbrella group, United Civic Organization, describes 309 separate condominium associations, each with its own rules, and quotes a county commissioner's figure of close to 8,000 units. A separate company, WPRF, runs the pools and gyms and handles its own recreation fee and ID cards. The main clubhouse has a 1,221-seat theater, and UCO posted new 2026 bus schedules effective February 2, three internal routes and one external. Redfin's September 2026 median sale price was $69,980, down about 9 percent from a year earlier, with roughly 250 units listed.
Century Village Boca Raton, at 19296 Lyons Road, has a 1,147-seat theater, lifelong learning classes, tennis with an instructor and an internal bus. The thing a buyer needs to know is the lease: the recreation facilities belong to a private owner under a long-term lease, and community services run through Cen-West Communities under agreements that expire December 29, 2028. The owners' group, COBRUA, has been working toward buying the facilities for an estimated $13.1 million including lease runout, and its October 2026 newsletter says the vote is still on target for February. COBRUA dues are $2 a door now and go to $4 in 2027. Redfin's September 2026 median for Century Village West in Boca was $79,978, down 20 percent, with 157 units listed.
Kings Point in west Delray Beach is about 7,200 condos built from 1973 to 1985, per 55places. Its own procedural guide lists what you get: three clubhouses (Main, Flanders and Monaco), five outdoor pools and two whirlpool spas plus an indoor natatorium, and two 18-hole Robert Trent Jones Sr. courses, a 3,900-yard par-60 executive course and a 2,100-yard par 3. Five buses run seven days a week from about 8:15 a.m. to 5:15 p.m. at no charge, including a shopping loop and a mall bus. Vesta Property Services manages the recreation area. 55places lists fees of $185 to $707 a month and resales from under $100,000 to the high $200,000s; Redfin's median for the three months ending September 2026 was $98,472, with 147 September sales and 82 median days on market.
Huntington Lakes, at 7355 Huntington Lane in Delray Beach, is a gated condo community of more than 2,100 units with a 610-seat theater, an indoor pool, tennis, racquetball, pickleball and bocce. Huntington Lakes Inc. runs the clubhouse and gate while separate management companies run the condo sections. Nearby Huntington Pointe, off Jog Road north of Atlantic Avenue, is 1,096 Oriole Homes villas and condos from 1990 to 2006 with a 50,000-square-foot clubhouse and a 612-seat theater; 55places lists fees of $292 to $788 and resales in the mid $200,000s to mid $400,000s.
Huntington Lakes is one of the developments inside the Villages of Oriole, which Homes.com describes as eight developments including Abbey Village, Bonaire Village, Deauville and Avalon Trails, built from 1973 on. I have not found an official total; 55places counts 13,280 homes across the cluster, which I'd treat as rough. Redfin's September 2026 median was $156,456, up 12 percent, on 42 sales with 122 median days on market. Fees run $158 to $868 a month by village, per 55places.

How I'd sort them
If you want new: Valencia Del Mar or Cresswind at Westlake, and they are not the same decision. Del Mar is $1.2 million and up for a GL house on Lyons Road with a 43,000-square-foot clubhouse, about four miles from Bethesda Hospital West. Cresswind starts at $556,990 on Kolter's October 2026 listing, with homes of 1,840 to 2,776 square feet, and it's the only 55+ option if your life is in Wellington, Royal Palm Beach or the western communities.
If you want a Valencia without the builder price: Valencia Reserve. It's the biggest at 1,043 homes, it sits about a mile west of the Turnpike at Boynton Beach Boulevard, and the owners voted in 2024 to spend $9.3 million rebuilding the clubhouse, so you get a 2009 house with a brand-new club. Valencia Lakes and Valencia Isles are the value plays, 1997 to 2002, mid $300,000s to mid $600,000s.
If you want a big clubhouse and a theater under $400,000: Palm Isles or Coral Lakes, both 1990s Oriole Homes communities with 600-seat theaters and indoor pools and resales starting in the $200,000s. Huntington Pointe is the condo version of the same idea.
If you want golf in the fee: Kings Point. Two 18-hole courses, five outdoor pools, three clubhouses, a free bus, and condos that sold at a Redfin median of about $98,000 in the three months to September 2026. I think it's the most amenity per dollar in the county. It is also 1970s and 1980s construction, so you read the reserve study and the building's inspection history before you fall in love with the price.
If the budget is the budget: Century Village. Both villages had September 2026 medians under $80,000, both have a theater with over 1,100 seats and a bus, and both have a structure most buyers have never seen: a condo association for your building, an umbrella organization for the village, and a separate recreation company or lease on top. That's not a reason to avoid it; it's a reason to read the newsletter.
The ones people ask about that don't fit
Boca Pointe comes up every week. It's about 4,000 homes in 29 villages around a non-equity club with a Jack Nicklaus course, and nothing on the listing pages I checked describes it as age-restricted; the only age reference is a club membership tier for candidates under 55. VillageWalk in Wellington, 954 DiVosta homes from 2001 to 2006 with a town center, is not marketed as 55+ either. Four Seasons at Parkland is in Broward County, so it's a different post. If you've heard a community is 55+ and it isn't here, ask me and I'll check the documents rather than the brochure.
What to check before you buy in any of them
The age rule and how it treats a younger spouse or an adult child who needs to move in. The rental policy, because some allow seasonal rentals and some don't. The fee and what it covers; Ponte Vecchio's includes lawn, exterior painting and cable, while others cover the gate and clubhouse and leave the rest to you, so a higher number can be the cheaper house. For the condo villages, the reserve study, the building's inspection status, and any special assessment on the books or under discussion. For Century Village Boca, the recreation lease and the 2028 buyout. For every Valencia, the clubhouse assessment schedule, because Valencia Reserve's $8,000 per home shows up in the minutes a year before it shows up on your statement. And the roof age and the insurance quote, every time.
The Palm Beach County gated communities guide covers the non-age-restricted side of the same neighborhoods, the relocation page covers the move itself, and if you're weighing this county against Brevard, the Space Coast 55+ guide is the comparison. When you're ready to look, start at the buyer page.
Questions people ask about 55+ living here
What are the best 55+ communities in Palm Beach County?
It depends on budget. The GL Homes Valencias west of Boynton Beach are the newest single-family communities, with Valencia Del Mar selling from $1.2 million in 2026. Cascade Lakes, Bellaggio, Ponte Vecchio, Tivoli Lakes, Palm Isles and Coral Lakes are gated communities from the 1990s and 2000s with resales from the $200,000s to the $700,000s, and Century Village, Kings Point and Huntington Lakes are condo villages with Redfin medians under $160,000 in September 2026.
How many Valencia communities are there in Palm Beach County?
Twelve, all by GL Homes, built since 1996. Seven are on Lyons Road: Valencia Shores in Lake Worth, then Reserve, Grand, Del Mar, Sound, Cove and Bay west of Boynton Beach. The other five, Valencia Lakes, Isles, Pointe, Palms and Falls, are off Hagen Ranch, Jog and Woolbright roads.
What does 55+ mean under Florida law?
Under the federal Housing for Older Persons Act and Florida Statute 760.29(4), a community may restrict by age if at least 80 percent of its occupied units have at least one resident 55 or older, it publishes policies showing that intent, and it verifies ages by survey at least every two years. Communities may set stricter rules in their own documents, and many do.
Is Century Village a 55+ community?
Yes. Century Village West Palm Beach and Century Village Boca Raton are both gated 55+ condominium communities, each with its own theater, clubhouse and bus service. West Palm Beach has 309 condominium associations under the United Civic Organization; Boca Raton's recreation facilities are under a lease that runs to December 2028, with an owner buyout vote planned.
Does Kings Point in Delray Beach have golf?
Yes. Kings Point has two 18-hole Robert Trent Jones Sr. courses, a 3,900-yard par-60 executive course and a 2,100-yard par-3 course, plus three clubhouses, five outdoor pools, an indoor natatorium and a free bus that runs seven days a week. Redfin's median sale price for the three months ending September 2026 was $98,472.
Are there 55+ communities in Wellington or Royal Palm Beach?
Not inside either village that I can find. The closest is Cresswind Palm Beach at Westlake, a Kolter community of 800 planned homes between Wellington and Palm Beach Gardens that opened in 2019, with new homes listed from $556,990 in October 2026. VillageWalk in Wellington is not marketed as age-restricted.
What do HOA fees run in Palm Beach County 55+ communities?
Wide range. 55places listed monthly ranges in October 2026 from $158 to $868 in the Villages of Oriole, $185 to $707 at Kings Point, $268 to $636 at Cascade Lakes, and $281 to $940 across the Valencias, with the newest Valencias at the top. What the fee covers matters more than the number.
