West Palm Beach and Palm Beach County: Why Investors Are Watching (2026)
Quick answer: Palm Beach County had 1,575,726 people in the Census Bureau's July 2025 estimate, up 5.6 percent since 2020, and West Palm Beach grew 8.4 percent to 127,189. The county's single-family median sale price was $650,000 in August 2026, up 3.2 percent, with 3.5 months of supply and about 42 percent of sales paid in cash; the condo median was $300,000 with 6.7 months. Redfin's September 2026 medians were $443,539 in West Palm Beach and $774,631 in Boca Raton, and Jupiter's August median was $715,000. Brightline has stopped in West Palm Beach since January 2018 and Boca Raton since December 2022, about two hours to Orlando and 72 minutes to Miami, and its Florida entities filed Chapter 11 on September 24, 2026 with trains still running. The Business Development Board names Goldman Sachs, BlackRock, Citadel, Elliott and Virtu among more than 300 financial firms here; NextEra, Pratt and Whitney, FAU, Office Depot and the Jupiter research institutes anchor the rest. The trade-off is price: the county single-family median is about 61 percent above St. Lucie County's $402,500 while three-bedroom rents are about 9 percent higher, so gross yields are lower here. Buy for the tenant base and the tax roll, not for a quick flip.
West Palm Beach is the county seat of Palm Beach County, on the mainland across the Lake Worth Lagoon from the Town of Palm Beach, in a county the Census Bureau estimated at 1,575,726 people in July 2025. The investment case here does not need hype, but it is a different case from the Space Coast one on this blog. It rests on things you can check: a Brightline station open in West Palm Beach since January 2018, a financial-services cluster the Business Development Board markets as Wall Street South, a county single-family median of $650,000 in August 2026 with 3.5 months of supply, and a county tax roll up 7.35 percent this year. It also comes with higher entry prices than the Treasure Coast, and that changes the math.
This post walks through each of those with the numbers and where they come from, then covers what to weigh before you buy. Every figure is dated in the text and listed in the sources at the bottom.
Brightline: the train is already here, and so is the restructuring
On the Space Coast the train is a 2030 story. In Palm Beach County it is a 2018 story. Brightline began revenue service at West Palm Beach in January 2018, the Boca Raton station opened December 21, 2022, and the Orlando extension opened September 22, 2023.
Trip times are published rather than projected. Launch coverage in September 2023 put West Palm Beach to the Orlando airport station at about two hours, and the station table on Brightline’s Wikipedia page lists West Palm Beach to MiamiCentral at 72 minutes. The railroad carried 3,116,323 passengers in 2025 and, per Smart Cities Dive, nearly 1.5 million from January through May 2026, up 16 percent.
Now the caveat, stated plainly. On September 24, 2026, seventeen Brightline Florida entities filed for Chapter 11 in the U.S. Bankruptcy Court for the District of New Jersey to restructure about $5.5 billion of debt, with a stated target of about $2.7 billion. Trains kept running, and the company lined up $490 million in new capital, $140 million of it additional senior debt and $350 million new junior debt. I read that as a financing story rather than a service story, but it is my read, not a guarantee. The stations exist today, so you are not paying for a promise the way a Cocoa buyer is; I still would not pay a premium on growth that has not happened yet.
The anchor industry: finance, and the office towers to prove it
The Business Development Board of Palm Beach County has an official initiative, and a federally registered trademark, called Wall Street South. Strip away the marketing and the facts it publishes are these. On its financial services page, updated September 2, 2026, the board says more than 300 hedge funds, private equity and financial service firms are located in the county and names Goldman Sachs, BlackRock, Citadel, Elliott Management, Virtu Financial and Point72 among them, with roughly 135 others including JPMorgan, Morgan Stanley and UBS. It estimates 120 relocations in the past few years and says finance is the county’s number one sector by personal income, exceeding $7 billion. Those are the board’s figures, not independent ones, but the office leases point the same way.
The buildings are the proof. One Flagler, Related Ross’s 25-story, 270,000-square-foot tower at 180 Lakeview Avenue at Flagler Drive, opened in February 2025 at 95 percent leased, with Biohaven Pharmaceuticals on the top floor and some tenants paying up to $140 a square foot, according to the Palm Beach Post. The next one, 15 CityPlace, is a 500,000-square-foot tower with Cleveland Clinic signed for 120,000 square feet, and the board says more than 2 million square feet of Class A office is under construction.
The piece that would deepen this is a university. Vanderbilt is planning a graduate campus in downtown West Palm Beach on about seven acres the city and county granted in fall 2024, with programs in finance, management, engineering, space and defense technology and business innovation, subject to approval by the Florida Commission for Independent Education. It launched a $250 million fundraising phase in January 2026. No opening date has been published, so treat it as a plan, not a payroll.
Jobs that pay: who employs people in Palm Beach County
Finance gets the billboards, but the payroll is broader than that, and the north and south ends of the county each have their own anchors. The Business Development Board’s 2025-2026 list, from figures employers supplied in January 2025, is the most recent it has published.
| Employer | Where | What is there |
|---|---|---|
| School District of Palm Beach County | Countywide | About 22,801 employees, the largest employer on the list |
| Baptist Health | Boynton Beach and south county | About 6,773 employees |
| Florida Atlantic University | Boca Raton, with a Jupiter campus | About 6,335 employees |
| NextEra Energy, parent of FPL | Headquarters in Juno Beach | About 6,139 employees |
| Palm Beach County government | West Palm Beach | About 6,130 employees |
| Jupiter Medical Center | Jupiter | About 2,495 employees |
| Office Depot | Headquarters in Boca Raton | About 2,000 employees |
| Pratt & Whitney, an RTX business | West Palm Beach | About 2,000 employees |
Source: Business Development Board of Palm Beach County, 2025-2026 Top Employers; counts are approximate and employer-reported. Jupiter adds a research cluster the list does not capture: FAU’s Jupiter campus at 5353 Parkside Drive lists the Max Planck Florida Institute for Neuroscience and the Herbert Wertheim UF Scripps Institute for Biomedical Innovation & Technology among its campus connections.
Incomes support the housing numbers at the top end and strain them at the bottom. The county median household income was $83,581 in the 2020-2024 American Community Survey; Boca Raton’s was $106,273 and Jupiter’s $110,240, while West Palm Beach’s was $73,446.
The numbers: growth, prices and rents
The county is growing at a steady pace, not a Palm Bay pace, and West Palm Beach is growing fastest of the three cities people ask me about most.
| Place | Population, July 2025 | Change since April 2020 | Median household income | Median owner-occupied home value | Median gross rent |
|---|---|---|---|---|---|
| West Palm Beach | 127,189 | +8.4% | $73,446 | $414,200 | $1,772 |
| Boca Raton | 101,582 | +4.2% | $106,273 | $722,700 | $2,508 |
| Jupiter | 62,350 | +2.1% | $110,240 | $608,600 | $2,381 |
| Palm Beach County | 1,575,726 | +5.6% | $83,581 | $447,300 | $1,916 |

Prices are rising at a moderate clip and inventory is tightening. The August 2026 county snapshot published at rworld.com, the association statistics site that rapb.com now points to, reported these figures, with St. Lucie and Martin counties alongside for the Treasure Coast comparison:
| August 2026 | Palm Beach single-family | Palm Beach condo and townhouse | St. Lucie single-family | Martin single-family |
|---|---|---|---|---|
| Median sale price | $650,000 (+3.2% vs. Aug 2025) | $300,000 (+5.3%) | $402,500 (+0.6%) | $656,900 (+12.8%) |
| Closed sales | 1,112 (-2.0%) | 765 (-6.7%) | 444 (-6.5%) | 181 (-11.3%) |
| Cash sales (share computed from the report’s counts) | 465 (41.8%) | 438 (57.3%) | 112 (25.2%) | 66 (36.5%) |
| Active inventory | 4,345 (-23.8%) | 5,770 (-17.1%) | 2,270 (-3.4%) | 644 (-21.7%) |
| Months of supply | 3.5 (down from 5.2) | 6.7 (down from 9.0) | 4.9 (down from 5.4) | 3.4 (down from 5.1) |
Source: RWorld market snapshots, August 2026. Single-family supply fell by a third in a year, to 3.5 months, while condos sit at 6.7 months with 57 percent cash buyers, which tells you where the negotiating room is. And Martin County, directly north, now has a single-family median within $7,000 of Palm Beach County’s; the real price break on the Treasure Coast is St. Lucie.
By city, Redfin’s medians cover all property types together, which is why West Palm Beach reads lower than the county single-family figure.
| City | Redfin median sale price | Change vs. a year earlier | Homes sold | Median days on market |
|---|---|---|---|---|
| West Palm Beach | $443,539 (Sept 2026) | +3.1% | 459 | 90 |
| Boca Raton | $774,631 (Sept 2026) | +8.3% | 501 | 78 |
| Jupiter | $715,000 (Aug 2026) | +15.3% | 372 | 73 |
Source: Redfin city housing-market pages, accessed October 15, 2026. West Palm Beach and Boca Raton both closed at 94.7 percent of list price, and West Palm Beach’s Compete Score is 18 out of 100, which Redfin labels not very competitive; with 90 days on market, there is room to negotiate. Jupiter’s 15.3 percent is one month of sales. Redfin’s migration data for Boca Raton shows New York as the top source of inbound searches, a net inflow of 3,577 in the April to June 2026 quarter.
Rents are flat to slightly up. Zillow’s rental pages put the average asking rent at $2,400 in West Palm Beach as of October 14, 2026, up $50 in a year, with three-bedrooms at $2,900; Boca Raton averaged $3,100 as of September 28, 2026, down $100, with three-bedrooms at $4,000; Port St. Lucie averaged $2,650 as of October 14, 2026, up $120, with three-bedrooms also at $2,650. These are listing averages that include seasonal and luxury listings, so treat them as a ceiling.
The yield arithmetic, labeled as such: a house at the county single-family median of $650,000, renting at the West Palm Beach three-bedroom average of $2,900, grosses $34,800 a year, about 5.4 percent before taxes, insurance, HOA, vacancy and repairs. A house at St. Lucie County’s $402,500 median renting at Port St. Lucie’s $2,650 grosses $31,800, about 7.9 percent. The Palm Beach entry price is about 61 percent higher; the rent is about 9 percent higher. That is the trade: a deeper, higher-income tenant pool, a tightening single-family market and a tax base growing 7.35 percent a year, paid for in yield. Run the numbers on the actual property; these are illustrations, not forecasts.
Taxes, roads and the airport
Florida has no state income tax, which is a large part of why the firms on the Business Development Board’s list keep arriving from New York and their employees follow. For a rental there is a second advantage: Florida caps the annual increase in assessed value on non-homestead property at 10 percent, excluding school board millage, for as long as you own it. The Palm Beach County Property Appraiser’s page spells out the catch: the year after you buy, the property is reassessed at full market value, and the cap starts from there. Your bill can still rise with millage rates, but the assessment cannot run away from you in a single year.
The tax roll is the clearest growth number in this post. The Property Appraiser’s preliminary 2026 roll put the county’s taxable value at $367.4 billion, up 7.35 percent from $342.2 billion in 2025, with $5.47 billion of that from net new construction and other additions. West Palm Beach’s taxable value rose 9.68 percent, the Town of Palm Beach’s 8.99 percent, Boca Raton’s 6.63 percent and Jupiter’s 6.40 percent. TRIM notices were scheduled for August 20 and tax bills for November 1.
Getting around is I-95 and Florida’s Turnpike north to south, plus the train. Census mean commutes are 21.2 minutes in Boca Raton, 23.4 in West Palm Beach, 24.9 in Jupiter and 26.5 countywide.
The airport has a new name and the same runways. Palm Beach International became President Donald J. Trump International Airport on July 9, 2026 under a state law signed March 30, 2026, and its airline code changed from PBI to DJT on August 18, 2026. Its own monthly reports show a strong run that has flattened: 6,640,043 passengers in 2022, 7,766,225 in 2023 (up 17.0 percent), 8,403,519 in 2024 (up 8.2 percent) and 8,657,372 in 2025 (up 3.0 percent). The twelve months through August 2026 came to 8,660,434, up 1.0 percent, and August 2026 itself was down 9.8 percent from August 2025.
What to weigh before you buy
A sound market is one where the risks are known and priced, not one without risks. Here are the ones that matter in Palm Beach County.
- Entry prices are high, so underwrite on rent and accept a lower yield. The county single-family median is $650,000 against $402,500 in St. Lucie County. If your plan only works at a 7 or 8 percent gross yield, the Treasure Coast is the better fit.
- You are bidding against cash. In August 2026, 41.8 percent of single-family closings and 57.3 percent of condo closings in the county were cash. A financed offer wins on terms and certainty, not on price alone.
- Insurance is a real line item, but the trend improved in 2026. Citizens, the state-backed insurer, cut its 2026 rates by an average of 8.7 percent statewide, and the Florida Office of Insurance Regulation reports 17 new carriers since the state’s reforms, with private filings such as Florida Peninsula down 8.2 percent. Get the quote and the wind-mitigation report before you write the offer; roof age and shutters change the premium.
- Check the flood zone, and on the barrier island check twice. The current FEMA maps took effect December 20, 2024. Jupiter’s flood page lists VE, the coastal high-hazard zone, along with A, AE and AH zones, and says low-lying lots, canal and lake frontage and areas prone to tidal surge are the most vulnerable. Homeowners insurance does not cover flooding, and most flood policies have a 30-day wait.
- King tides are on the calendar. West Palm Beach publishes the dates: October 22 to November 12, November 22 to 29 and December 22 to 27 this year, with tides within three inches of flood stage October 26 to 29 and November 24 to 27, and nuisance flooding particularly along roads near the Intracoastal. If you are looking at a waterfront street, go look at it on one of those dates.
- Condo rules changed, and the market shows it. Any condominium or cooperative building three or more habitable stories tall needs a milestone structural inspection by December 31 of the year it turns 30, or 25 if the local building department requires it for salt-water proximity, and every ten years after. The same buildings need a structural integrity reserve study every ten years, and for budgets adopted on or after December 31, 2024, owners can no longer vote to waive reserves for the roof, structure, plumbing, electrical, waterproofing and windows. That is a large part of why county condos sit at 6.7 months of supply while houses sit at 3.5. Ask for the inspection report, the reserve study, the budget and any planned special assessment before you write an offer.
- Brightline is in Chapter 11. The stations exist and trains are running, but the operator is restructuring $5.5 billion of debt. Value the station as it is today, not for what a brochure says it will become.
The bottom line
Palm Beach County offers something the Treasure Coast and the Space Coast do not: a financial-services employment base that pays well, a rail station that is already open, a tax roll growing above 7 percent, and single-family supply that fell by a third in a year. It asks you to pay for all of that up front, and the gross yields show it. If you need cash flow first, I will tell you so and point you north. If you want a durable tenant base and can accept a 5 to 6 percent gross as the price of admission, this is one of the stronger cases I can make with numbers, and every figure behind that opinion is sourced below and dated.
If you are weighing a rental or a first investment here, I am glad to walk a specific property with you, pull the rent comps, read the condo documents and get an insurance quote before you commit. Start on the buying page; the relocation page covers the county town by town.
Questions investors ask about Palm Beach County
Is Palm Beach County a good place to buy a rental property in 2026?
It depends on what you need from it. The county has a deep, high-income tenant base, single-family supply that fell to 3.5 months in August 2026 and a tax roll up 7.35 percent this year, but the single-family median of $650,000 means gross yields run around 5 to 6 percent by my arithmetic, against roughly 8 percent in St. Lucie County. Buy here for the tenant pool and durability, not for the highest yield.
What is the median home price in Palm Beach County?
The association market snapshot put the county single-family median at $650,000 in August 2026, up 3.2 percent from a year earlier, and the condo and townhouse median at $300,000, up 5.3 percent. By city, Redfin's September 2026 medians across all property types were $443,539 in West Palm Beach and $774,631 in Boca Raton, and Jupiter's August median was $715,000.
Does Brightline stop in Palm Beach County?
Yes, at two stations: West Palm Beach has had service since January 2018 and Boca Raton since December 21, 2022. Launch coverage put West Palm Beach to Orlando at about two hours, and the published station table lists West Palm Beach to Miami at 72 minutes. Brightline's Florida entities filed Chapter 11 on September 24, 2026 and trains have kept running.
Which financial firms have offices in Palm Beach County?
The Business Development Board of Palm Beach County names Goldman Sachs, BlackRock, Citadel, Elliott Management, Virtu Financial and Point72 among more than 300 hedge funds, private equity and financial service firms in the county, with about 135 others including JPMorgan, Morgan Stanley and UBS. One Flagler, the 25-story tower that opened in February 2025 at 95 percent leased, is the visible result.
What is the 10 percent cap on non-homestead property in Florida?
Florida limits the annual increase in assessed value on non-homestead property, which includes rentals, second homes and vacant land, to 10 percent a year, excluding school board millage. The Palm Beach County Property Appraiser notes that the property is reassessed at full market value in the year after a sale, so the cap protects you from year two onward, not from the purchase-year reset.
How much does it cost to insure a home in Palm Beach County?
It varies too much by roof age, construction, flood zone and distance from the water to give one number, so get a quote during your inspection period. The trend improved in 2026: Citizens cut rates an average of 8.7 percent statewide and the state reports 17 new carriers since its reforms. Flood insurance is a separate policy, and most flood policies carry a 30-day wait before coverage starts.
What do I need to know before buying a condo in West Palm Beach or Boca Raton?
Buildings three or more habitable stories tall need a milestone structural inspection by the end of their 30th year, or 25th if the local building department requires it near salt water, and a structural integrity reserve study every ten years; for budgets adopted on or after December 31, 2024, owners cannot waive reserves for the listed structural items. Ask for the inspection report, the reserve study, the budget and any planned special assessment, and note that county condos had 6.7 months of supply in August 2026, so you have room to negotiate.
